0.3 ...didnt have time to see got toilet in the suite bo...at least can sleep inside

Google spelt shortest 700m from the meeting point of Jln 1/101C and Jln Desa Aman1 to MRT entrance...
Not a fully covered path.

If opt to semi-covered route, then at the food court/roasted duck stalls, use the covered pedestrian bridge to Ekocheras then walk to MRT stn.

Susah nak jalan day in day out to mrt loh like this...

Not sure abt office suits in ekc but their soho units are around 7xxsq. Anywhere.....ekc is integrated project and psf wise is much higher.

Is the dev selling it purely as an office suite or something like half office half residence? let see the unit layout.... if unit layout inside have a toilet than it can be market as residence unit at buyer own risk ....anyone have the layout & actual pricing & package...tq tq biggrin.gif

toilet sure got....but I suspect no partition for 'room'. the interesting question is developer will provide kitchen cabinet or indeed has water closet in other area except toilet or not........

The dev doesnt want to reveal the pricing on the public chart as they can revised whenever the respond is good. aikks...i dont even have time to ask about the toilet availability...go to their office in menara mutiara bangsar if ur interested...better be fast

been to the showroom today .
596units @1.62acre

pros:
Reasonable price
high ceiling (15ft)
loft 90ft (not in SPA)
walking idstance to MRT
mature area

Cons:
no staircase to the loft (have to add by buyer cost)
no partition
facilities pay per use
GST not inclusive in price
no carpark

The layout & design more like office/soho instead of residential, If you think the rental for office for that area can fetch RM1k, buy then.

no recommended for self staying.

From the site to this pedestrian bridge, it is still exposed to sun/rain and safety.

From the bridge to MRT stn via Ekocheras, it is mostly covered and relately secured.

This is a longer path, maybe 800m or more..

Agree on the walkway part.
Walkway or a link bridge that connects to somewhere nearby will provide better accessibility.

This booking at least secured a parcel while final decision is in progress of making....

There's competition but also complementing factor with EKC office. All of the EKC offices are more than 1k sf and this project offers mostly smaller sizes.

Aman eli and the future project at the opposite side of the roundabout (in front of Tesco Midah) are also tough competitors as they are purely commercial/offices...

Also there will be cost extending/expending it.

loft is only on top of the pantry area 6 ft high but actual wide not yet confirm. i calculated the loft is not consider inside the built up...owner have to do stair on their own.

All sofo or office or suites that launched in the past 7 years all came w toilets......except two projects that i know provided only shared toilets...bcos developer seriously want buyers to use as office and not turned into studio or reaidential.

If u operate as starter office...why buy when u can rent?

Sale looks good becoz only open for sale floor by floor. Still have many floor not open for sale yet, and not official launch yet. So don't know when will be the completion date.

According to pass experience, the developer is not able to attract any anchor tenant for their commercial / business unit. Thus, I think low chance to make the project ong.

Contacted the agent. They said priority given to buyer who buy direct from the developer. Then is the price cheaper from developer directly? If not why they still employ agent to sell??

What does this mean? buy from agent and buy from developer has different package?

Actually im not sure why, agent that i contact seems not very aggressive, they dont want sell this? sweat.gif
