Susah nak jalan day in day out to mrt loh like this...

Not sure abt office suits in ekc but their soho units are around 7xxsq. Anywhere.....ekc is integrated project and psf wise is much higher.

RM232k/410sf is RM566psf....

EKC got two blocks of SOHO proper....not those grey SOVO or SOFO thingy.

developers price for newly released units are priced around 8xxpsf....high floors.

toilet sure got....but I suspect no partition for 'room'. the interesting question is developer will provide kitchen cabinet or indeed has water closet in other area except toilet or not........

The dev doesnt want to reveal the pricing on the public chart as they can revised whenever the respond is good. aikks...i dont even have time to ask about the toilet availability...go to their office in menara mutiara bangsar if ur interested...better be fast

from mmr ampang going to leisure mall...u will see left side stil got sell car garage (oppo roundabout)...location is behind it...

pros:
Reasonable price
high ceiling (15ft)
loft 90ft (not in SPA)
walking idstance to MRT
mature area

Cons:
no staircase to the loft (have to add by buyer cost)
no partition
facilities pay per use
GST not inclusive in price
no carpark

The layout & design more like office/soho instead of residential, If you think the rental for office for that area can fetch RM1k, buy then.

no recommended for self staying.

15' for loft is too low for comfort.......

walkable distance....

not walking distance......IMO

you certainly dun wan to walk 800mtr to mrt especially lady and at night....(even day time)

The nearest station is the one in front of ekocheras, unless they will build a covered walkway i won't call that as walkable distance

Comfortable is another story.
To store stocks/parts as spelt above, is practical.

mrt corp already said they wont build any connecting bridges or walkway.....

this standalone developer definitely and most likely wont build......

MRT is not that accessible, and the office space is really small, i really wonder will this work..

From the site to this pedestrian bridge, it is still exposed to sun/rain and safety.

From the bridge to MRT stn via Ekocheras, it is mostly covered and relately secured.

This is a longer path, maybe 800m or more..

there is one bridge linking to the furniture building beside petronas...that one is nearer to walk..about 300m.
In the future the cover walkway is possible, but not direct link as it is not stated by dev

The developer should then invest in the walkway, easier to convince the buyers.. still with all this mini size office concept, i wonder does it really work, some more in cheras

Walkway or a link bridge that connects to somewhere nearby will provide better accessibility.

BTW, the blue fenced area on the left side of the picture, is the Aman Elit site... It will be a tough competition with this project....

Heard a lot of rumors about this piece of land, initially i thought they will do like a service apartment kind of thing but now turn out to be fully commercial

Now only taking 3k cheque...we will see when they got the apdl and all things finalize...stil have time to decide.

If can claim back the 3k then worth booking.
This booking at least secured a parcel while final decision is in progress of making....

To me, the walkway is one key success factor of this project..

this bridge is link direct to ekocheras also beside the furniture building. Nearer as the mrt link is another 300 to 400m..

Very sweaty and exposed to safety concern walking along the jalan desa ama 1 under the sun...

Actually the proposition not bad. They give you net Built Ups and you can build your own 6ft attic.

Then dont walk lo...take uber or grab car lo...mayb later provide shuttle bus le...who knows

kidding la...just that not everything is perfect or integrated like ekocheras...but they are doing whatever to get spill over effect from ec and mrt...

There's competition but also complementing factor with EKC office. All of the EKC offices are more than 1k sf and this project offers mostly smaller sizes.

Aman eli and the future project at the opposite side of the roundabout (in front of Tesco Midah) are also tough competitors as they are purely commercial/offices...

centro is basically small unit but they have think about everything such as loft , toilet and also all unit can be hacked in the partition wall if need for bigger unit...

If one loft is fully extended, how big will one unit be?
Also there will be cost extending/expending it.
In addition, hacking(if allowed by regulations) and joining few units together is higher cost...

loft is only on top of the pantry area 6 ft high but actual wide not yet confirm. i calculated the loft is not consider inside the built up...owner have to do stair on their own.

All sofo or office or suites that launched in the past 7 years all came w toilets......except two projects that i know provided only shared toilets...bcos developer seriously want buyers to use as office and not turned into studio or reaidential.
