Part of 15.56 acres of land acquired by Beverly Group Sdn Bhd, the developer of Marc Service Residence and 28 Boulevard, from previous landowner Global Oriental Bhd.

Phase 1 development plans are as follows:

- 1 block of SOHO suites (288 units)
- 2 blocks of service apartments (576 units)
- 1 level of retail shops below 5 levels of carpark podium

Targeted launch: end 2015 or 2016

Taman Equine is considered an upcoming MRT Line 2 growth suburb.

The empty lands next to AEON.

There are two different parcels in the acquisition of 15 acres.

Land 1 - 10.55 acres / there is a buidling being tenanted to two parties until 2017 / one of the tenant is Maybank and its tenancy will be expiring in 2017

Land 2 - 5.01 acres / vacant land / Phase 1 as indicated above

The project is confirmed to be next to AEON la.
Hearsay, Maybank will shift out from there to make way for the development.

Ohhh no wonder, forgive me please, no wonder so many developers build towers there.
But I have a client at sri kembangan (near mcd), every year around this period will be on field there. This place look empty and a lot new shoplot cant rent out and remain empty. A lot shop closed down when i visit there after a year, but car workshop got alot.

if can direct go kl then this area sure boom,

if cannot really a big run down.

I have drive wrong direction last time,
you have to go cyber jaya only can turn back,
and you need to pay 2 toll which will cost you RM10

Saw the roadside notice board being put up quietly recently...not much details besides the Developer's name and its company website. The same I arrived when I browsed the website.

I'd strongly agree this is going to be a hi-des residential project...probably looking at RM450-500psf...so I'm not surprised for a studio which will cost RM350-400k in the end. blink.gif blink.gif blink.gif Really not cheap for buying a condo these days.

Reserved a unit today. So far the project have total of 3 blocks expected to complete by end of 2020. 3 types of property studio 450sf, 2room 694sf and 3room 888sf. At the moment only can pay PD cheque of RM 3K for reservation of the best packages and desired selection unit later. Pre-launch expected to be around end of Sept. Credits to my SA for being so insightful about equine vicinity.

Just visit an agency company this afternoon and give them a cheque (PD) for this project .
But they are not officially appointed by the developer , any idea of this ?
The cheque i issue to a lawyer firm , 30/9/16 date. ( the sa said the time *may* let the cheque giver select unit 1st as early bird group buyers.
Or you can take back your cheque on the spot if you dont get ur ideal unit nor you want cancel .

Any thought of this ? Can sharing here please dont bash hard ya. Ty

How come there is no confirmed date of launching yet after they collected the cheques from so many interested buyer ? I don't understand this eventually.

This is what I gathered:

- Cheque will not bank in till you decide to pick up the unit on preview soft-launching day
- Due to 28 Blvd & Lexa WM projects sales going on, they are short of staff planning for the soft launching
- Showroom/Sales Gallery is under planning, estimated to start building in end Nov, using the old-Maybank building
- Soft-launching invitation will be sent in end Dec16 for those cheque issuer
- Official launching to public is after CNY 2017, around end Feb2017

Similar to ZEVA if this project is bank on the MRT station where the nearest is MRT Station No. 31 (Equine Park), it is NOT near at all with approximately 750m away. However it is just next to AEON which is the advantage.

Im retract from this project and get back the cheque last month febuary.

The Sa told me got 2cp and price will start rm560 psft onward for 2bedroom unit last year september . At the end , offer revise till 1cp and rm600 psft onward .

Not keen on this greedy developer 😑

Very expensive, although the current attraction is definitely the Putrajaya-Serdang-Sg Buloh Mrt (Work is slowly begining), and also MEX highway exit & entrance which is very close by. Other than that, the property itself has ver less info.

600psf for a studio in Equine Park is not expensive lah. Try compare studio in Zeva launched 220k 4 years ago and Galeria 250k 3 years ago.

In 4 years there will be MRT within walking distance. Have u ever come across any new launch studio selling below 300k near lrt/station nowadays? 😄

It is quite expensive depends on the rebate given, 8%. Normally other gives 10%. And no more interest free during construction. The distance to MRT station is quite far for walking distance. Is the rental fee high at that area?

Interest free during construction only happens if you buy cash.
If you are talking abour Developer Interest Bearing Scheme, already long gone wor.

What did u mean by saying expensive depends on the rebate given, 8%. If price up 10% and give u total rebate 15%, higger than the "normally" 10%, cheap or expensive?

limweebeng, you are funny, the rebates given 8% instead of 10% doesn't means to said that the property prices is high. I might agreed with you certain thing like MRT got some distance. For those low entry or even with high rebates project about 25% or 30% still exist now, i suggest you go and look for their actual SPA price before make any conclusion. Or in the other way you can consider 0% downpayment scheme @ One South.

Secondly, DIBS scheme is no longer at 2013 due to Bank Negara was set the rules and you should not blame on developer side.

If you are genuine buyer, study first.

Went to the Sales Gallery last Saturday and saw about 90% take up. Quite surprised TBH looking at the market nowadays.
I've been surveying quite a number of developments around Cyberjaya, Puchong, BJ, etc for my first purchase since last year and must say this project is looking to be quite successful. *hopefully.

BTW has anyone got their S&P back yet? my SA said it might take 1-2 months until the developer counter sign, stamp and return it to the buyers. Is this normal?

Called the solicitor office yesterday, then called the developer directly. S&P is being processed by the developer now and will probably get it back end of the week.
I suggest you do the same if you want it back quick smile.gif

I secured the loan first then only have the confidence to sign the S&P, together with MDA and whatnots.
Not sure if this is a good process; first time home buyer unsure.gif

today went to visit this area again, gosh, it grows so fast, many shoplots also taken up , so much difference than last year. varieties of food is overload in the evening. banks area so busy in the evening like puchong . I see high potential in this area.

actually location good also depends on what developer project, I believe Beverly is good, Marc residence many years already also just like new. most of the project sure got owner no holding power below market value, but I believe the nearby galleria and 3elements got below market value , lelong auction. see u guys in the year 2022 here.

They are doing the road expansion and u turn at the current diamond inteechange to LDP. Traffic will be better. But the rental market will continue to be suppress as the entire community here is not the main market and most upgrader will move to PJ, Usj, puchong or CBJ. Simple reason :: not enough amenities. The entire area here dont have cinema and high end supermarket like Jaya Grocer or Village Grocer.

Because the atmosphere don't have Bank, Eateries, even 7 Eleven also don't want to open there, the atmosphere most of the shop run by malay, all chinese shop , restaurant are in equine surround aeon area, based on my observation within 5 year equine park will ong like puchong or sri petaling, getting more and more shop open there, the atmosphere will continue dead even MRT start operation. Villamas track record not good, they never build any mall or office before, don't think they can revive this area, if want invest equine residence is best in this area.

I have a family member who was sharing about Phase 2: Equine Residence when I was back home last weekend.
Apparently they are preparing to launch in the next few weeks. Or so I was told.

Overall nice layout (squarish) and pricing commensurate with the location. Good buy for those who missed Phase 1 and frequents that area.

My family Equine Residence 2 SA keep telling me how good this is wor. Family lives 5 mins from Equine Park, so they know the location well.

They also know I got my own unit waiting for VP already elsewhere. Hence, I'm not looking into it to be honest although layout cantik. And too near for privacy!

Hi there.

I called the hotline. According to them, the new contractor has been awarded the job already. They are said to resume work after CNY. They have gotten SYABAS certification but still awaiting TNB.

I hope not they don't abandon it. First-time owner here, and I thought given the reputation of Beverly Group I think they are quite good with their property delivery.

which project u mean that to near mrt? If u r chinese juz go check Equine residence i am sure u 100% will prefer tis . Walk to AEON mal , walk to starbuck , walk to 2 big chinese hawker corner shop , walk to bank (maybank , publick bank , heongleong bank and cimb bank ) all juz within 5mins no sweat . Depends on what kind of lifestyle you are looking for, for UEM Kaia more exclusive total 960 unit in 19 acres of land surrounded by forest reserve and located on Equine Park Hilltop, size between 1000sqft to 1500sqft, good for ownstay as the concept aiming for comfortable living lifestyle.

Equine Residence, convenient for daily basis like groceries, f&b, but still have second phrase leh, whole development in same location total 3000units as reference from SA, MRT Station nearby but not walkable, mostly studio unit can imagine hell lot of investor throw price attract tenants, don't expect have good living quality lah blush.gif

Hi all,

Would just like to check with those who have purchased Phase 1 Residensi Equine. Does anyone have any updates/images for the Phase 1 units that aren't on their site? Been checking with the Sales & Marketing team but they're a bit slow and their info hasn't really been really helpful. The majority of SA that I know whom I've been dealing with have left the project due to the MCO/RMCO.

Also, are there any FB/Whatsapp/Telegram groups for the owners? Would just like to be able to share any news amongst the owners in a faster and more reliable way.

Kaia Height low density, while One Equine higher density.
Kaia Height a distance away from amenities, while One Equine nearer to Aeon Mall, banks and eateries.

But one thing i dislike is One Equine facing mostly east or west.

Depends on what you looking for your home.

My opinion, if for own stay it worth it, i buy this house because everythng very near, walking distance only, but i heard 1st phase buyer like me, majority people who live in sri kembangan. if for own stay its ok, event from first thread people talk seri kembangan so die so kampung. my current house only 5 min drive to jusco but still i buy my 2nd house in seri kembangan if not ok i dont buy because i live here for 16 years so i know serdang and equine already. I can buy kelapa muda at 3am at my hometown also cannot do that, shop close already. here just go pasar borong and u can find it (but this before covid)
If wanna to sell maybe after covid, if you want to rent your house also not easy i think just my opinion. 5 10 year price will go up i think la, my currrent house walk up aparment also go up already. Maybe traffic issue a bit during peak hour.

High rise building is good to have here. Seri Kembangan packed with landed properties. Just hope traffic would still be not so congested lah since there's a lot of high rise building incoming. For me SK is really a strategic place.

A very questionable carpark design, very prone to accident when going up/down between floor.

No aircond piping provided. This combined with the restriction in not allowed to hack here and there makes aircond pipe layout fixed and exposed.

those who made it in their property investment almost surely made it from capital appreciation and not rental return. reasonable ROI does not always translates into a good buy. Unless you are really buying with the intention to keep for at least a decade and only wanna collect rental...else this is not a good buy at this price now. It easy to buy at RM280k but it will be extremely challenging to sell for RM300k .... heck, even 300k doesnt bring u any profit in terms of appreciation after you have taken into consideration all the costs, interest, fees, maintenance etc. bad investment here

I think you more to the way of negative, Is that challenging to sell for RM300k mean that still have the market. Btw, I believe that who invest for property shall not consider for the short term profit. Long term invest for property is the best way. If those looking for the short term invest better go for share market or others investment product instead of property.

The name of this project suggests it’s for horses. Developers really need to learn how to Engrish. I can imagine the uproar if it was Canine Residences.

Those ppl (agents) say can rent RM1300~RM1500+ wiv RM280k studio is bs hahha , can c how many unit light up at the nite time .
It is like saying buy rm100k can rent out rm10k , can set watever price but no demand .

I rent a studio at Galleria equine park , at nite can c how many unit light up there .

I stay Galleria Equine Park studio RM850 fully furnished juz tak ada TV . AC , bed , sofa , fridge , washing machine , cooker , heater semua ada .
Alot empty unit here too , at nite i look from window to One Equine there , alot floors macam pun tak ada 1 unit light ON lol .

That whole area call "Taman Equine / Equine Park", the name is raised by developer GOB Bhd (formerly known as Equine Capital Berhad)

Equine Residence only use the location name, their developer is not GOB

Those agent said is true. My unit rent out with RM1400 (fully furnish). Rented out 6 Month Ago.

Equine residence is comprising of 2 tower of condominium and 1 tower of condominium.
I believe that most of the condominium unit used for own stay, 6 ~ 12 months for renovation
works is norm. for own stay, especially during this pandemic.

The Soho tower only 287 unit, around 10 unit per floor. My point of view, that the style of living abit
different compare to other Soho unit surrounding the equine park.
- More facilities provided
- More security tier (4 tier)
- Low unit per floor
- Walking distance to Starbuck and Aeon
- Shutter Bus to MRT (Soon)

I just visited he commercial area adjacent to 1Equine and Equine Residence yesterday ... I had my lunch there and drove around and noticed a good mix of businesses .. you have many food outlets (a couple of typical Chinese corner coffeeshops, workshops, cafes, drinking holes), tuition centers, law firms, laundries, petshops, hardware shop etc)

Tenants can just cross the street to access such amenities

As for the MRT station ..well yeah its 800m away but its no big deal I think to walk ... as comparison, I used to walk from my parent's home in Seapark to Paramount LRT station which is 850m distance and its perfectly doable unless you are carrying heavy or bulky stuff ...

Walking is only the option go to the MRT. Due to Equine Residence has been provided the shuttle van to the MRT Station.
I believe that is in order (which the shuttle van already parked at the LG), only waiting the MRT launching the shutter services
will be started the operation.
