Hi Ray. When will they date the S&P? Did u initial on every single page so they can't change the content? Some lawyer said the land is owned by the developer hence there is no charge. Other lawyer said developer will buy the land from DBKL then will charge to a bank but the S&P seems leave it blank.

Funny story all over te place. Final Question, have they cash out your balance paid?

2 pcs of land. 1- with restriction to build hospital only subject to amendment and ownership still with DBKL. 2- with restriction to build DBKL hostel only and the ownership still with DBKL.

1) amalgamation between the 2? If yes, the S&P shall reflect the new title?????? Rather the 2 old now. This is why need to iniial every page signing page so the pages won't be changed.

2) assumed the developer is the new owner? Will they charge the land to the bank? Another area to consider.

3) will the remaining lease to be renew?? most likely yes if the developer took over from DBKL and pay the premium. If not, too bad de...... Is This must be inS&p???

4) any approval from the relevant authorities for the 54 months construction period. 54 months from the day they date your S&P. many signed have no clue when they will date it. It's good for cash buyer. Loan buyer pls pay more interest.

So is easy and happy to sign the S&P now if the air remain grey so be aspect the worst if it turns sour.

Any potential buyers or buyers can share if u discover anyhing.

Normal circumstances the full loan repayment kicks in 37th months after the 1sr withdrawal irregardless ( eg, abandon etc etc....) can't remember so check and read properly the LO clauses.

Believe some already signed the Bank's LO maybe they can input.

How can they cleared your chq before they date your S&P ?

Who did u issue the chq to? Developer or lawyer ( stakeholder a/c.

Developer can't collect deposit.

Just curious why don't they finish the land purchase then reflect the updated info in the S&P.

The land now still belongs to DBKL, how can they ask purchaser to sign in fact they don't have the ownership yet.

Purchaser signed and they enjoying the $$$$$. Plus 54 months starting from x month of 2016.

Booking fee was paid may 15. Big con man I believe

Some already feel cheated due to their stupidity so have to assume this way to let them feel better. It's too much since they have asked the buyer to sign and pay yet the developer still don't sign the SPA due to lack of approval.

Good luck. This developer is launching more than 10k units in Klang valley for the past 1 year. If gulung tikar kaya dengan deposit . Make it big and run.

There are many smart Alex. Just that 1 donkey who don't understand between statement and assumption them make a question for a joke

The assumption is more relevant to purchaser rather to a property agent.
