Since ptlm is advocating this project, perhaps some clarifications?
1. Rumoured to be under hda? Confirmed? But more importantly why?
2. Is this development meant for residence, office or both?
3. Why sofo instead of others?

1. We thought developer is offering an attractive deal for buyers atm. Margin of profit is certain, hopefully. That's why they silently "collected too many cheques" like their other projects in Jalan Ampang.

2. It is planned to be under HDA* because developer willing to volunteer to follow HDA guidelines as they thought this would give buyers more protection and time for payment. (it's like volunteer to be GST-registered)

*Pending further confirmation. End financing would be on commercial loan terms.

3. Dual usage.

4. Planning is for SOFO Office with compulsory, assigned carpark (1 or 2) and all first rooms are master bedrooms with ensuite bath. Some sizes come with separated wet and dry kitchen. All layouts are just like condominiums.

Many more SOFO products coming into market due to various reasons.

The developer is "related" to the famed Boon Siew Group.

Even follow schedule H but without developer licence is legally different from being under hda, right?

So it is office but sold as residential units?? Got GST or not if intention is as residential and sold as residential??

End financing on commercial terms means EF bank treat this as commercial product i.e. office??

DMC will have any restriction on office or residential purposes?

It is getting very confusing, sorry to say...

Yup. Cheah hit the nail on its head.
Being under hda means much more than just following the schedule of payment.
While you mentioned it is dual usage, why then the terminology of sofo instead of soho at the very least.
Anyway, to each their own.

say sofo but sch H.. subsale value will be lower than svc apartments as well..

as kochin mentioned, why not jus sell it as a soho or svc apartment?

Summer suites in the making?? when VP will have those office card access n then still say resi?

Flexible office, i think ppl call it SOVO is not under HDA, i bought 1 before.

They called it "the first SOVO under HDA" by voluntary basis. But I think the developer will convert it to SOHO but then this requires a full amendment of DO and is very time consuming.

Now Arte MK can sign s&p d. Months before this during April they collected cheques from interested buyers but only to place interest, can't pick unit

Back to this That booth opened in Tesco Menjalara served by estate agency. Best of luck for this kind of dev in such a small space. Anyway location wise is good.

it is weird this project. Little information, and even if there is, the information is partial. For instance, maintenance fee and sinking fund is missing. Any ideas anyone?

I am unaware of any gurus or agent preaching on this particular spot.

O did some reading on their site, this developer (from penang) background is building gov hospitals, schools etc. That is where they came from. What does that say? They seem to deliver, but am afraid they have zero credentials on managing a MIX condo development. They also have little credentials on building condos. So, to 'launch' (if you can call it that) in such a manner is looking very bad on them. Nonetheless, this is a fantastic location, and my Kepong friends are like YES, I WANT! What say you?

haha! no need to visit, I see online already know. Which is why I told my friends, why not buy this instead, so cheap psf. Got a lot of room for up up up, WHEN JMB do their work well and ramp up the place nicely. Here, very nice. Walk a bit got DIMSUM, steamboat, tesco and happy hour Geographer. Nice what they say.

tht area should be very easy to rent out, but very unlikely will have higher end tenants ...

Judging by the narrow roads surrounding this project, I'd bet that the developer could've allocated 1 or 2 floors for public parking and the rest are for the residents. hmm.gif

Even Villa Crystal which allocated 2 carparks for the smallest unit (which is 1,1xx sf, the last I recall) only have about 3-4 floors of carparks at most.

That is just depressing. Many developers follow closely to their illustration.

Even Nusmetro upgrade Arte MK's facilities to compensate for changing the facade and incorporate flashy lights to make the building stand out.

Yeah they will tell you can do airbnb.this place is not bad to stay as near tesco and a lot of food nearby. Airbnb hmm..I don’t think so..though they try to sell near DPC.
