Phase: 1 out of 2

Blocks: Block A and B

Location: Jalan 5/62A Bandar Menjalara overlooking Villa Manja and Desa ParkCity

Close to three MRT stations under MRT Line 2 and the DUKE Highway Phase 2 - Sri Damansara Link and Arcadia Commercial at Desa ParkCity.

Since ptlm is advocating this project, perhaps some clarifications?
1. Rumoured to be under hda? Confirmed? But more importantly why?
2. Is this development meant for residence, office or both?
3. Why sofo instead of others?

1. We thought developer is offering an attractive deal for buyers atm. Margin of profit is certain, hopefully. That's why they silently "collected too many cheques" like their other projects in Jalan Ampang.

2. It is planned to be under HDA* because developer willing to volunteer to follow HDA guidelines as they thought this would give buyers more protection and time for payment. (it's like volunteer to be GST-registered)

*Pending further confirmation. End financing would be on commercial loan terms.

3. Dual usage.

4. Planning is for SOFO Office with compulsory, assigned carpark (1 or 2) and all first rooms are master bedrooms with ensuite bath. Some sizes come with separated wet and dry kitchen. All layouts are just like condominiums.

Many more SOFO products coming into market due to various reasons.

The developer is "related" to the famed Boon Siew Group.

Even follow schedule H but without developer licence is legally different from being under hda, right?

So it is office but sold as residential units?? Got GST or not if intention is as residential and sold as residential??

End financing on commercial terms means EF bank treat this as commercial product i.e. office??

DMC will have any restriction on office or residential purposes?

It is getting very confusing, sorry to say...

Yup. Cheah hit the nail on its head.
Being under hda means much more than just following the schedule of payment.
While you mentioned it is dual usage, why then the terminology of sofo instead of soho at the very least.
Anyway, to each their own.

Dodgy product again.
say sofo but sch H.. subsale value will be lower than svc apartments as well..

as kochin mentioned, why not jus sell it as a soho or svc apartment?

Summer suites in the making?? when VP will have those office card access n then still say resi?

Writing up some guidelines on SOHO/SOFO/SOVO so that people could lookout for certain elements when buying, i.e. washing machine/kitchen/pantry water outlet etc.

I always think those SOFO/SOXO product is mean for investor who able to skip LTV 70%..

Is still grey area whether can stay or not...
