 first subang SOHO or Empire Subang SOHO, Which one to consider?

HI, Just wanna get opinion from all sifu here. Empire Subang SOHO or First Subang SOHO? Which one is better in terms of rental gain? The purpose for the property can be either Residence or office. Are these 2 SOHOs can be used for residence purposes? Thanks a lot for sharing!

Im not sure of the market per se but my friend rents a SOHO thr & i rmbr it being expensive.. Care to list down average asking prices n sizes of both places here?

Empire has LRT n KTM n Malls like subang parade/empire while first subang only has those retail downstairs (correct me if im wrong).

My Personal opinion is both have their own advantage. I am a property negotiator who cover there as well. As for location First Subang have advantage on nearer to LRT. Subang Soho have advantage of size and also the mezzanine floor have more preference from tenant compare to studio of First Subang. Subang Soho also have advantage of facilities. Both car park is about the same except Subang Soho have designated car park. First Subang is more convenient as nearby the convenient store and also stalls & restaurant.

Its on what market is your preference.
I would prefer on First Subang on personal preference for investment

Anyway if you keen, I can be reach at 012-3760864. I have unit for sale for both place. Thanks

I did speak to a buyer of Empire Subang in one occasion 3 years ago....and she told me that the JMC wont allow them to use as residential.

Also at night when passing thru Empire Subang....it does look rather dark after hours.....

its called SOHO, advertised SOHO big big in lobby and etc...

but I am not sure its a real SOHO. Was told its NOT under schedule H.

Yes Empire is only for commercial usage

Actually many buyer not aware on one term to check out. Is the SoHo under approved of HDA. If yes, then it can be for residential usage. Or else it cant.

First Subang currently rental is not that high as the LRT is not ready yet. Once ready it will be much high rental return. A lot unit in First Subang still under "Taylors Setup". A term we call for student design setup.

Only those under own setup will fetch higher rental return
Own setup we are looking at rental of RM1700 onwards

whereas Subang Soho are looking at Rental of RM1900 onwards

Avg price is RM1900 for First Subang and RM2000

I only know binjai 8 by OUA is pure SOHO under schedule H because the previous land owner intended to launch residential units (under Lum Chong)...but sold land to OUA.

OUA too lazy to reconvert the land title to commercial but instead launched as SOHO in order to reduce cost (minimum outfits) and maximise profit.

as of now...the bigger units (more than 1000sq units) mostly used for office proper but smaller units are usually outfitted by owners for residential purposes.

Empire whole block is commercial, hence by today's definition it should be sovo/fo. by empire can get away with it as SOHO.
