Last two weeks i went there and they proposed us Ashino which is larger layout with multiple choices from ground to top floor. But budget wise we choosen Andaman 2 rooms unit which is decent rm380k with 2 car park , although no furniture also they provide aircond + kitchen cabinet and we get 20k cashback. So far last two blocks still have quite an amount of units left. 1st n 2nd block sudah vp and we can go up for a visit as well. i think its the concept which attracts me to move from landed in bdr puteri . All agents there are very friendly and lucky for me , the guy who served us is professional and efficient solving and handling ur problems. In 2 weeks time, we signed SPA and waiting for next year VP. cant wait for it tongue.gif ...

I am now renting in PJ and working here too(near 1utama). Would like to gather opinions is it worth to buy Gravit8 and move permanently to Klang? My bf loves the concept which has its own township. He had paid booking fees for Ashino residence.
However, my concern is the location is far to everywhere.

if its high-rise... why buy til klang... if you talking about new landed then its understandable... and this gravit8 not exactly affordable for Klang high-rise pricing... but if you have no sayings on the decision he made then just accept it and live with it will do...

4th auction at 313k should be good bet but may attract a few bidders.

Visited the exterior of this condo recently. Looks good n lake is nice also. Sadly it's after the kesas traffic light or not demand will be very strong.

Got direct access. If staying in south Klang if your project is after the kesas means tougher to make it. Main area is bayu to botanic on the main road.

Yes, as expected this unit dropped to 4th round auction at 313k today.
Bidded back up and sold at 342k in the end.

Quite a few condos in south Klang like trio n GM residence but location like this gravity is not comparable. About 400-430psf is good value for ownstay if one is comfortable with the location.

Actually Gravit8 access is much better than in the Bandar parklands area. Because it skipped 1 traffic light at the T junction after the bridge from Bukit Tinggi, which always jam heavily during working hour and after working hour period. Its also have faster access to kesas if you're going towards Telok Gong/ port area.

But now suddenly the inner road between Bayuemas & Bandar Parklands is opened up, so alot Bandar Parklands people start using it to skip the main road.

Understand rental demand here is very strong. Yield ok also for fully furnished units in this recession climate.

Surprising as I thought this location can't make it.

Yea, heard from 1 of the agent that their team rented out 60-70 units since vp, which within 10 months, 7 months is MCO period, which is quite impressive. Gravit8 is suitable for people that work at pulau indah , port Klang, telok gong area, as it have direct access to kesas, compare with The lead, though lead demand is strong too since it have access to aeon mall.

and this is just 1 agent group. the other agents said very low supply of units now. when driving by i saw many lights on. in terms of the product, gravit8 is very nice. quite a lot ownstay also. 2 more blocks VP next year.

The lead FF demand from expats in klang n Port klang is very strong. I know of fully furnished 3+ rooms renting out for 3-3.5k+. Lead also has many shops in the landmark to access.

Soon Remia residence will VP but mostly for ownstay just like Trio.

Bought 1 unit there, the management supposed to block Airbnb home stay and end up allowed because the rumour story behind management itself invested there and let go to rent.

Now swimming pool everyday packed of people, and no one control the cleanliness or warning the owner to their customers smoke inside corridor.

Well this happened to every condo. The management team now is not jmb yet from owner, therefore it’s unfair to owner now if what you said is true. When the jmb is formed, owner have to be very informative and know how to deal with these Building management provider in order to protect owners right.

Please do your study on traffic conditions before purchase this place. These is no dedicated flyover for this place. Hence, the traffic is a nightmare during rush hour. The Johan Setia LRT is 2km away and is not walking distance.

Really happy to see this project outperformed expectations. Their rental market seems to be strong somehow. Klang area considered very good return already.
