Glass awning is expensive though. Retractable can be a good option but need to choose carefully the colour choice as it get dirty easily.

I will definitely need an awning else half my car will be getting sunburnt  sad.gif I sayang kereta one.

I like this one but i think would need approval. I dont want to have the supporting pillars at the end of the structure.

rclxms.gif  rclxms.gif Beautiful! But will it be difficult to carry out cleaning work?
*
2 options:
1) Convert one of the master bedroom window to door-like, access from top and clean; or
2) Dont use a glass panel; can use some other material but may limit access of sunlight (balinese concept)

All in all, awning/retractable visor/glass will require some form of cleaning...so, its what you prefer.

yes, actually there's awning without pillar.
But this kind of awning cannot be too heavy and too far out.

As for cleaning I think it will get dirty really fast, so maybe a darker tinted glass will be better choice...
*
Yeah, thats the challenge bro robert. Cannot be too long unless there is space for support...

Darker ones easier to see the dirt.. hmm.gif

Awning no need council approval. But if your unit is at the g&g side, may need SP approval.

Glass awning is nice. The pic you show, that would have costs easily 4k to 5k for 100sq ft.
*
Mine is P2 - so need approval from SP.

My current entire balcony similar concept, i.e.: stainless steel railing with tempered glass maybe 5x5 size, cost me about RM6k; its about 35ft run. Need to ask quote. Not sure of how much it is now.

Yaya...SPS is great if compare other developer which giving empty promise..hehe..anyone know whether SEH provided 3 phase wiring or single phase wiring for teres house? SEH never indicate this portion in brochure or s&p.
*
I am not sure for terrace house but for P2 and P3, it is 3 phase.

It's really doesn't matter whether EM or SEH is faster as long as the delivery of vp is within the stipulated time frame and the end product is of satisfactory condition  smile.gif

Spot on.
Both these project has extensive investment into the infrastructure and their township as a whole which improves the overall Semenyih town on a higher scale.

Bogs down to individual preference and of course $$ tongue.gif

TKJ, u agak agak bila boleh VP for Merrum.

I went to Merrum show house to take measurement. So, I sembang sembang with the sales guy there...they say parcel 1 - Pilosa will be first to VP among DSH around Jun-Jul. So, I ask bila Merrum can VP; he gave vague answer. Could be parallel or could be later. They may do 1 parcel of DSH and SD or 1 by 1.

Thought of buying some kitchen appliances before GST. But now rclxub.gif pening..later warranty period wasted.
But alot of sale now; the GST amount can use to buy extended warranty. I calculate2; looks like better hedge now.

I think one of the reasons EW and SPS to develop in this area is because of LEKAS, if there is no LEKAS available, it will give a very bad impact in terms of connectivity.

As I always said, EM and SEH ought to be grow together, properous together, ong together and huat together...  rclxms.gif  rclxms.gif  rclxms.gif

I kinda agree on this too. MKH even though cash rich but somehow, don't have the foresight to build a township. If they have, they would have build the link to lekas. Even with their G&G concept also they didn't manage to convince me to put my money down. It is like, ok, here's your house, here's a pondok security, you kowtim sendiri ya after 6 months. What kinda  crap g&g is this lar ?

Do go to their pelangi height clubhouse. It's a joke. Serious  shocking.gif Bandar Akademia clubhouse look much better than PH even though by today standard, it sucks.

So in the end, it's only the big boys who have the firepower to invest in infra and time to build a township. Then again, small developer can ride on the big boys infra which will also boost their own sales.
*
If MKH was a smart property developer with a forward looking sight similar to SPS or EW; the central Kajang town could have been planned into a much better township; they had acquired so many piece of land but all built on piece meal basis which impaired the connectivity and infra in each township.

Example: Sentosa Heights - houses built quality is good - price is competitive but, there is no connectivity between the commercial units, one need to drive out since no access even via walking path.

Bro Robert,

Its okay; I got it from SPS.
Lost my Merrum Brochure. And, I referred my S&P yday. Just realised my layout is the opposite of the one as per the showhouse.

Downloaded a interior design app - wanted to play with it. smile.gif
