nett about same price.. psf slightly higher due to slightly smaller. completion one year gap between Divo and cosmo.
price point and dual line access quite decent comparing u can just get non mrt ones at 3xx k and studio or 1bedder in DP, BS, CJ, 4xx k DA,..

The station actual location is further down. The entrance to the station is located at the other end. If not mistaken there is a police station there. That is the exact entrance to take the MRT.

good. Ahead of schedule.. Less headache compare to delayed project, hv to argue and settle LAD. Earlier completion, earlier get rented out. Better cash flow, better Dsr, better loan capacity, more flexible, more opportunities

Any idea is it converting 3bedrooms to 5 bedrooms with tiny kitchen still profitable after considering?

1. Vacancy period or cost (not 100% occupancy)
2. Cost of doing up 5 rooms (aircon, partition, wiring works, fan, electric meter (if any), furnitures...)
3. Room rental management costs (Internet, cleaning, turnover, matching of tenants, so on..)

VS

Whole unit rental?

Any case study showing this model is more profiting n cost effective? How's the CG/Zizz owner units that does this concept?
