Checked out the place recently, it's too small to consider for proper family living. Looks like developer taking shortcut to design unit just to fit in 3 bedrooms but not practical. I envision the place to be full of students and young working adults but poorly maintained. Definitely other condos more worthwhile than this, unless you really suka Damansara and don't mind handicap
*
for young working adults or small young family 2+1 rooms are sufficient given its entry price. It is priced competitively with two carparks for every unit and not to mention it is less than 10minutes walk to upcomong MRT station. There is an option of not using a car if your office is located near MRT station....can read news or take nap otw to work. There are units with bigger size like 1008sqf or 1228 sqf, with possibility of dual key entrance if small modification/addition is done.

On top of that a unit of RumahWIP or Rumah SelangorKu costs 300k for non-bumis with one carpark, little facilities and restriction of 5/10 years not being able to sell in open market. In terms of landscaping there is urban forest reserve adjacent to The Zizz, providing buffer to noise from main road and provide breeze to units facing it. As MRT is passing through the parcel of land in front of it, there is little or almost no possiblity to build another high rise so residents can enjoy spectacular view towards north (Sierramas/Valencia)

Connectivity wise, MRR2, NKVE, LDP and upcoming DUKE 2. About 30mins to KL city centre under normal road condition. It is 10-13mins drive to PJ Golden Triangle, upcoming Damansara Avenue in less than 10mins drive or one MRT station away, upcoming KWASA Damansara township and etc. For the fact that Mah Sing is selling RM650psf for D'sara Sentral and roughly RM650-750psf for Azelia Residence subsale, RM490-521 for the Zizz is worth a gamble. Golden rules of property investment is always buy one suburbs away from current booming suburbs (Kota Damansara, Damansara Perdana, Bandar Sri Damansara, Sierramas and etc).

Happy investing!

hi all. i think it has been quite a while since last post and then now the ZiZZ series 2 have been launch called DIVO.  with the attractive price and also location. i am thinking to invest.  but feedback seems a bit dodgy.  what do all the taiko think
*
I booked a unit la since entry price so low. Developer is wanting to redeem itself from previous poor workmanship so hope they will improve this time. They can't be risking their reputation TWICE right if they want to continue and expand their business? if they don't look after their workmanship then bad luck! Hopefully different contractors/sub-contractors this time.

The sales says they are proposing for the walkway to be done, but since there is not concrete answer from them when i purchased the unit.... i wouldn't put high hopes on the construction of the pedestrian bridge together for this project. Completion of the project with proper hand over would be sufficient for me.

I tried crossing the road few times to gauge the distance between MRT and the project... It's relatively very near and it's not hard but one still gotta be careful. The reason why is still able to cross is because of the nearby traffic light junction. Car will need to stop to wait for the light to turn green and there is always a gap time for you to cross over.

As for the way in and out I don't find much problem... We are almost sharing the same way as Sierramas owners when coming back and going out. I think Damai is not caught in between like manjalara, sri damansara or desa park city except for the jam before Sierramas junction when coming back which i feel is fine compare to the latter. After the junction, they have a elevated u turn flyover dedicated to damansara damai area which i find quite good. Ya I forgot to mentioned, you dont need to go to McD and u-turn to go out from Damai. This project has another backroad that leads to flyover junction which is quite fast to exit.

Hopefully it will be more resident than investor for this project.

Great to hear improvements in accessibility of this area. Overall density isn't too bad considering MBPJ reserved a few plot of land there as urban park. I notice there is a pedestrian crossing near Lestari Apartment. Hopefully MBPJ will consider building pedestrian bridge in future for safety of nearby residents.

Last heard from agent DIVO is 80% sold out and Phase 1 still have a few units to sell.

Exactly why purchasers are mad... MINIMUM. people pay more than a flat price yet get the MINIMUM treatment.
*
Its not all bad. you do get TWO carparks instead of ONE. its a give and take situation, given the price point is quite alright.

For such location, two carparks of course is the MINIMUM requirement they need to fulfilled, this is STANDARD. Furthermore, Damansara Damai is not PJ, not a City area, Developer has no excuse at all.

If the developer can't even meet the standard, and try to glorify how KIND they were because they give you STANDARD treatment, this is not bad, this is WORST.
*
Some 985sqft units at One Damansara only get ONE car park each.

D'sara Sentral 809sqft only get ONE car park as well, price tag RM550-600k.

Do you know the size of corridor of SqWhere Sg.Buloh? It is 5 FEETS or 1500mm ONLY. One feet wider but how much are you paying for a sqf there?

I believe Aura & Bora 811sqft only cost RM350-400k with TWO carparks. If you are so unhappy with it you should have bought other development instead?

Are you kidding me? Damansara Damai is UNDER MBPJ (Majlis Bandaraya Petaling Jaya), for you to say it is not part of PJ is quite unbelievable. In fact, address of the zizz will consist of PJU (petaling jaya utara).

your so-called STANDARD, what are you benchmarking against I beg your pardon? mind to shed some light? bear in mind this is medium cost serviced apartment, not high-end type LOL...

Ask many kok question this guy lah. Just bcos damansara damai is under MBPJ he think its the same as kelana jaya. Like that broga house price same like kajang lah is it? Bcos broga oso is MPKj.
*
I did not explicitly say this area same price as kelana jaya. I am just saying it is part of PJ. It like saying you are born in KL but which part? KLCC or Jinjang? dont simply accuse Mr.Kok.

Technically Yes. but we all know this is not the prime area, and it is the furthest side of PJ.

No one is talking about high-end, hope you are clear. and Exactly it is a  MEDIUM COST, but why looks like a flat? Even flat's corridor is bigger than this MEDIUM COST.  LMAO.
*
Nobody said its a prime area but the 'STANDARD' is what? FYI those 884sqft units in park avenue DD only have a car park each.

If the corridor is your concern might as well buy flat. It is an issue that buyers overlooked and the risk of buying from a less established developer. Did anyone do their due diligence before signing SPA?

*facepalm your standard is to compare to the worst?  bangwall.gif

you are totally missing the point and just argue because you want to argue. no one is bad mouthing the developer, people are merely pointing out the flaw. It's a flaw then it is a flaw. Period. no matter how hard you try to argue, you can't change the fact.

from the way you think, no point discuss with you anymore. go, go ahead think what you think. The Zizz everything is perfect! yay rclxms.gif

kthxbye.
*
look its not perfect and its a give and take situation. who does want it to be better than a flat? buyers are disappointed however it can not be changed anymore so it could only serve as a warning for future buyers. Buyer could lodge a complaint to the developer and i don't think there they can do much to widen the corridor unless they tear down the building LOL
