I think 10k is underestimated, easily 15k with Casa Green, Hill Park, up coming PR1MA in Alam Sutera, this Earth Residence, one jalil city service apartment, Rainz, Seedz, Twin Arkz, Link2 Service apartment, SM Land + Prasarana apartment. Kiara Residence 2 taking key next year.

Talking about jam, IMHO, those nearer to LRT ones might have better advantage

Also across to OUG side, WCT will be having something big too.. might be another thousand units of apartments

The southern part of BJ might be congested due to 2 lanes for each direction, north BJ will have escape route to Kesas
