Should have at least 320 ppl for BBB cuz got 320 units.

Of cuz assuming all loans are approved but the highest loan rejection falls within the 500k affordable segment. Newspaper say more than 50% rejection

Two years holding cost is actually lower than the average mid term (5 to 10 years) potential for a new township to shine like many has already claimed before here. I believe what Babizz meant was the holding cost for leaving the unit empty (dreamy 800 asking rent when semid is 1100 asking rent, actual transacted rent will remain a mystery).

No doubt that this area has vibrant amenities like tesco and also volkswagen 3s centre. 😆😆😆

No doubt that seh is able to deliver what has been planned in the masterplan what sps has done for setia alam. Tbh setia alam activities are really slow during the day and Dead at night. Even semenyih has more chinese eateries to go to. Well I may be wrong but there is nth much to be brag abt setia alam in terms of vibrancy and activities. I feel the activities here will pick up faster than setia alam which has been trying to push since many years ago. My personal experience to setia city mall today is pretty bad. Even ecomajestic showroom has more ppl than setia city mall.

Speaking abt miracle in setia alam? They have many unsold new launches and an infamous failed duta villa. With the upcoming EA in setia alam pipeline, good luck.

My thought is that I consider a place successful when there are vibrancy and activities, not when a developer give u a park amd road according to the masterplan. Setia alam has been trying for a decade. In fact the southern corridor has more potential for this to grow as compared to setia alam. Now that setia taipan is targeting the malai market plus pkns heavy exposure there I wish setia alam luck unless EA comes in with a game changer. Look at what has pkns done to the strand mall and shops in KD CBD. It used to be very happening till pkns took over then tgif, oldtown etc all left. Even the strand residence had a delayed VP cuz of pkns.
