Which part of semenyih? I always feel sceptical when they use the word 'greenery' in semenyih

Not sure, need to contact the SA / developer for further info..

My rough guess should be somewhere near to Kajang East...

If near kajang east, i think its ok. But from what i see the development in semenyih, they only build tamans at taman pelangi semenyih 2 n further up till near beranang. Or the road towards sg tengkala. To me thats far already. If those 2 area they put price above 500k for a taman house i facepalm.

The lands near to Lekas highway all being captured by SPS / Ecoworld..

The land still available in Semenyih would be along Sungai Lalang and Jalan Broga, or those near to Bandar Rinching or Bandar Tasik Kesuma..

The land size for this project is 20 x 75, considerable big, though not sure about the total buildup and layout of the house... Semenyih Parkland @ Rinching 18 x 60 also started from 300k already...

Im currently eyeing the parkland project. Already see the location, which is quite good. But from picture it looks as if they follow the no gate concept like in precint 11 gov house putrajaya. I dont think that concept suits the location. But still waiting for more info.

Great, share with us if you have more info.. The location indeed is fairly near to the main road... Just not far behind than the Ascotte Boulevard service apartment..

Yes. They will using the same access road from Kajang East, also easy acess to Lekas (access to Setia Ecohill) as well.

Access to Setia Ecohil??? You mean from internal road to Jalan Bangi Lama, then to Ecohill? Only single lane road right?

Will there be traffic light at the junction to Jalan Semenyih from Kajang East?

I really hope Kajang East can build a direct access to Lekas as like Setia Ecohill coz they are very to the highway indeed..

Seems like the connecting road is in shape already...

This area will have a total different landscape if Kajang East can build a direct connecting road to LEKAS... Too bad, so close but yet so far....

Yes. the access road is half way done.
i have drive to Kaseh Heights project site by using Kajang East enterance.

If direct access from Lekas to kajang east, might take some time to get approval.. if the access road from KE to LEKAS without paying tol.. LEKAS will make "rugi" business expect someone "pump money" to Lekas..

The whole Kajang East township is not g&g. G&G only limited to Precinct 1 & 2. Therefore, it still requires public access road to connect each precinct and public facilities in the township.

Btw, the upcoming Vista Valley Commercial centre infront of KE entrance is going to be very hot, if all taman in new village vicinity such as The Garden, The Green, Kaseh Heights, Melur and Serai can pass thru KE.

No need using LEKAS... no need pay tol...

Going to KL maybe okay, but peak hour coming back from KL maybe a disaster even before reaching Sunway Semenyih traffic light junction..

Vista Valley only shoplots, if they can attract a good anchor tenant of hypermarket then will be good...

But the land over kajang east side is higher, almost one and half storey higher than the land over "the serai" side (i assume the same with taman melur).

different of land levering at the serai but no affected the access road from kajang east to bukit semenyih.. now ady half way done..

If you see the site plan properly, you can find a shopping mall or hypermarket in block H but not sure about the tenant.

龙头宝位 all will pass by kiara busiess park, easy to get the location, for sure wont get lost...

I just visit the site today and it looks really nice.
BUT, the location is just beside (I mean, just a fence beside) the "Depot Tahanan Imigresen Semenyih"...

Agent said this depot already there for many years and nothing happened so far. But i really worry about that...

Alot of people died there just so u know, n that place made semenyih popular in the late 90s

I'm not worry about dead people at all actually. Currently live people is more terrible lol

Huh, sales really no good... only 10% sold..

Usually for tthe sales for this developer quite slow, they do not put alot funding on advertisment less ppl know this project pun.
Somemore Jln 5,6and7 will not open for sales yet until completed then only they will open for sales. As Choon Tian Style - Builtup 1st n Sell after completion.

Previously still can get something below RM500K...like Camellia Residence, Semenyih Parklands etc. Now all sold out, less option liao.. Ppl start back to Semenyih town area for proejct like Tmn Melur, Kaseh Height, the Garden etc.

As I know currently quite many, especially 20"x75" units was sold.
