Just booked a unit. Damm.. i got it for only 7% less....
Developer hasn't gotten their EF yet. So only can get loan by middle of March.

Loan agreement all borne by buyer..

So far so good... Nice location.. Just by the entrance of Bukit Rahman Putra golf entrance.
But dunno what will happen to the club cause someone tried to buy the whole club twice but fail.

7% discount calculated after 3% deposit or before? Yeah love the location by the golf course but too bad couldn't secure a unit facing the golf course before they're all gone.

Basically will be real nice for own stay. You are in a high end area with beautiful view. Lots of banks nearby.

As the brother before say The cons yeah basically you need to pay up front. But mathematically its no money down smile.gif

Low Density and freehold. Cant complain much.

Some more its family stay area, the only thing I see will be the appreciation with all these positive aheads. So, little bit extra to buy good property... why not? smile.gif

i roughly use legal fees calculator to calculate, it's about 19k. but i heard stamp duty can get 50% rebate if loan amount not more than 500k (not sure if this is legit)

Should be golf view, i took 24.
For legal fees those thing i still need to check with salesman/banker, but salesman told me can include into loan.

The title also need to check, a lot of info i forgot to ask lol. Initially plan to do some research online but not much info here

Bukit rahman Putra also play high rise nowadays. Thought there's another apartment/condo adjacent to Petronas McD . different project is it?

If not mistaken Guocoland pre launch same place back on 2012 but only manage to collect 2 bookings so couldn't proceed

West side golf view isnt entirely golf view as if you are on the lower floors, you will be seeing more of the club house. Most of the full golf view were taken and left the pool view for B type. All A types sold out.

I went to the site with the agent on Saturday. The road leads into the neighbourhood is very quiet and peaceful, and it links to 3 low density housing area, Ascott, Putra Hills and the up and coming Suria Putra

Do take note, PBB will not allow you to include loan arrangement fees into the loan. But agent confidently claimed that if loan amount is below RM500k, they will allow you to include it

But ever since there is no news and announcement on the deal. Normally a sale will be announce in the market, especially it could boost the developer profile.

My understanding on Perfect Eagle is not selling that well in O2 City and the groundwork also slow. This could also affect their bid in the development as money not coming in as expected. Anyway thats my point of view only smile.gif

From the report actually mention small plot of land for property development in the pursue of purchase Golf Club. Anyway, not receiving news on the land is sold. And from the current market it may be unlikely. Anyone have inside news for this deal?

I highly doubt the golf members over in the club will approve the purchase of land. Its an icon to that area of Sg. Buloh and developments are based on the golf club's status quo.

Only source I get is from one of the voting member in the club. Majority stays to reject the proposal. Accuracy isn't proven so do not rely on my source entirely yet biggrin.gif

e.g

Yeah, I personally asked the PBB bankers about it, all 5 said the same. HLB welcomed you to add it in while RHB does as well. I have not try MBB yet.

Under HDA but commercial title doesn't mean 100% residential. Need to apply from authority as well

before i sign with UOB, i checked with same lawyer that suria putra appoint to do SNP bout how much i need to pay for loan agreement. quotation that i received from them is about 8K++ but i can get discount, after i calculate roughly i need to pay around 6K+-
i also got loan offer from CIMB + loan agreement to be included in my loan, but they charged 9K++ for loan agreement! shakehead.gif ++ They cut my loan to 89% because developer already gave SNP agreement free. WTH! mad.gif
so i think better i pay by myself rather than i pay much higher for loan agreement + i need to pay interest also. STILL i need to top up my money if i go with CIMB.
now i'm waiting for lawyer to call me for signing agreement. biggrin.gif

Ya should be few hundreds, but lawyer there can write miscellaneous with an amount. So total up may add another 1k. For first house buyer, can nego (30% discount) for the loan agreement fees if not mistaken.

1st, I paid 5k for booking and dev will deduct water & electricity deposit from that money, than i will get the balance after the delivery.
2nd, i got 10% discount from developer, but i need to pay 3% first then they will return back. When? I don't know. But according to my salesman, latest by end january next year, i should get back my 3% money.
3rd, loan agreement, amount you have to pay is based on your loan amount. Lawyer will give u a quotation, and u can ask discount from them. SNP agreement borne by developer.

I cannot get my EPF, since this is consider as my 2nd property. I already take out my EPF when i buy a house with my husband. I shared name 😓

im so so with golf view scare next time the glft course will develop into new property. then it will be blocked view.

pool view is ok as long as not facing another block.

the rubbish will convey to ground floor directly thru vent or tat area is the area that the rubbish would stay n get collected ?

kind of weird tat the rubbish area is same area as the lift.

the blue are shld be where the rubbish vent is n throw it to ground floor right.

HLB will only give you 89% of loan for properties below 500k, since mine is at 448K. Just a heads up biggrin.gif

last week when I saw the sales chart only left 10% or less. still need special preview ?

I din book yet cause cheaper unit not much left to choose.

Last check which is a few days back, there is 1 more 7th floor, which is the cheapest ones. Depends on your budget, each floor will add RM1,700

Before discount i need to pay RM 7,157.91

Booked a unit in April and still in the midst of loan application. From the developer side they informed that they would issue a letter soon for the delay but we have just decided to change our unit to a bigger one and hence have to re-apply the loan. May I know what are the consequences of letter? Hopefully the loan can be approved soon, can't wait to finally sign the S&P!

Loan approved for me on both banks : RHB and HLBB

RHB allows you to include the LA fees with 90% loan margin.

HLBB will only release 89% for property below 500k and MLTA/MRTA will have to buy separately and by default LA fees will not be included.

HLBi will be different but unfortunately i didn't apply for that.

Looking to sign the offer letter this weekend and SnP soon biggrin.gif I will update on the EPF withdrawal process next

Dont give up hope, I was told that HLB is very strict on certain way but if you were handled by an experience banker, he/she will do a lot of fight to make it approved

Yup, need to pay 3% when signing. If i'm not mistaken, for epf withdrawal, lawyer will bring the form for you to sign. But i'm not sure either you need to pay first and after that claim from epf, or straight away withdraw from your epf. This one u can check with the lawyer firm

Yup, got said free 2 side by side carpark. But 1st year free maintainance fee does not in SNP. House to completed by 42 weeks due to culb golf dont allow them to do construction during public holiday and weekend. Thats why got 1/2 year extra time and they got some certificate that approve 1/2 year delay completion instead of 3 years. This lawyer will explain to you b4 signing the SNP

I'm buying for investment and i plan to sell this house after completion. I think its a good investment because of the great view since this service apt is in golf club actually and elite area. And soon sg buloh will be a central for MRT and i hope it will be like KL sentral. If not, i will rent it out.

And also nearby mutiara damansara and one utama. Nearby damansara area, and also easy access to K.L using MRR2 without toll. Actually my family also staying in this area, and i'm familiar with this place and i think it's worth it to buy.

Nope. Standard 3 years to complete. But for suria putra, 3 and a half year equivalent to 42 weeks to complete. Their target 2019.

Unit no 1 to 7 have the best and complete view. 1 to 5 have the complete view from left to right. You can refer back a few pages back where I post a makeshift view reference with google map biggrin.gif

Mine previously take about 3-4weeks . Have you received any letter from your bank that cc to you to your lawyer? And letter from developer that ask you to sign SNP? If yes, within a week, your lawyer should call u

Ya... But now all the property price all around 500k plus at kepong area for new property. But i think this no bad too, because this also near kepong, this location very nice. The design is ok la. If u want very nice design just like symphony tower at cheras south. But very high density, around 16++ units at there.

I get a quotation from lawyer today. Need to pay rm6300 first base on loan 426k, but they said after will disount back for me. So the LA Fees is rm4700, is this true?

I got the same respond too. So if you have your Loan Agreement fees included in the loan, the rebate will be part of your interest paying or to be part of the re-payment of the loan.

Will be signing the papers today later and for those who wants to withdraw EPF after signing the SnP is possible. You have to confirm with the agent you are dealing with. The developer will need to have you to draft a letter stating that you would want to withdraw from EPF for the downpayment, stating your full name and IC. If you want to show the complete breakdown, you can do so. Also include the latest EPF statement to the letter.

I will update on the next step after signing smile.gif

Ya, if no cash in hand hard to buy property now. I think almost 1 years only can get back the 3%. Because they say need wait stage 2.

i was about to sign s&p today, and then i notice there is a clause stating something like if the developer can`t deliver the unit in actual size as per your purchase, they are liable to compensate you RM100 per sq ft

we purchase like 400+ psf and they give us back like 100+ psf only? looks like we are the one losing....

do you guya have similar clause?

That is very subjective and how the legal side explains to you whats the purpose. What I understand from my side is that should the unit is smaller than the stated side, they are liable to compensate you Rm100 per sq ft that they missed out. For example, the unit you bought is 1000sqft, and you were delivered 980 sqft. That means a missing of 20 sqft. That also means the developer must compensate 20 sqft x RM100/sqft

I was lucky to have all the applied banks approve the application, so far all banks have the same interest rate except for HLB which is 4.55% . If you are a first time buyer, do consider to have the loan legal fees included in the loan smile.gif

The availability to withdraw from EPF is only when the papers have been stamped and they will do a Certify to Copy of the documents for the EPF withdrawal. This will take weeks to nearly a month or so, subjecting to the progress for the stamping.

This is my 3rd week of signing and have yet to receive any news on a copy of the SnP for withdrawal purpose. Do follow up with the person that handles your case or call up T.S Teoh if you would like to know whats the progress of your case

Like what OnScreen say u need a stamped copy of SPA to claim from EPF. After submission its actually quite fast process. The only thing is waiting for the stamped copy of SPA

Collected the SnP and the Deed of Covenant documents. Proceeding to apply for EPF withdrawal either this week or the next. Will keep everyone posted the progress biggrin.gif

I already go to KWSP today , the process with take 14 working days for approval, KWSP will direct bank in the money to ur Saving account. u just take the SNP copy and loan offer letter copy for KWSP only, please bring together the original SNP and loan offer letter for reference.

I was told by the sales agent that the retails are entirely controlled by the developer. Said to have full control on what to bring in, benefiting both Suria Putra as well as those staying as Ascot Hill.

One of the reason is to uphold the medium-high end impression in the retail too. Hope this is true as I am looking forward to a more practical retails coming into Suria Putra

Most of the updates are now done through Facebook page but here goes whats going on with Suria Putra;

99% sold! Left only a couple of units of high floors

A few development shots taken by some owners who regularly passed by the area.

3% refunded! Sg Buloh showroom is moving back to Balakong.

I am letting to my Suria Putra unit since I have moved out of country a few months before VP. Unit has been vacant and untouched ever since except for fault check and repair works.

Unit is located at level 8, master bedroom faces the club house but view includes the golf course
