Yeah, I personally asked the PBB bankers about it, all 5 said the same. HLB welcomed you to add it in while RHB does as well. I have not try MBB yet.

back to legal fees. example below for buying 350k house the loan legal fees plus stamp duty plus misc is abt 5 k plus. seems like my previous calculation of 18k of 400k loan is wrong.

spa n stamp duty is more expensive around 10k.

Under HDA but commercial title doesn't mean 100% residential. Need to apply from authority as well

Bank Loan Agreement
- Stamp Duty - 0.5% of total loan amount (RM 2233.50)
- Legal Fees - 1st 150k 1%, Next 850k 0.7%, Next 2 mil 0.6% of total loan amount (1500 + 2076.90)

Total = RM5810.4 (this price not yet include disbursement, can request quotation from different lawyers firm to compare price)

just sign LO with UOB but loan agreement not included in my loan sad.gif
before i sign with UOB, i checked with same lawyer that suria putra appoint to do SNP bout how much i need to pay for loan agreement. quotation that i received from them is about 8K++ but i can get discount, after i calculate roughly i need to pay around 6K+-
i also got loan offer from CIMB + loan agreement to be included in my loan, but they charged 9K++ for loan agreement! shakehead.gif ++ They cut my loan to 89% because developer already gave SNP agreement free. WTH! mad.gif
so i think better i pay by myself rather than i pay much higher for loan agreement + i need to pay interest also. STILL i need to top up my money if i go with CIMB.
now i'm waiting for lawyer to call me for signing agreement. biggrin.gif

i called my salesman about land title, yes it is commercial title but for TNB they already applied for residential and its approve rclxm9.gif , for water bill, SYABAS, no news yet.

The Residential approval for electrical usage I check belum approve lagi wo. Dont quote me on ur agent ya, later he say I gao gao zan smile.gif

Just clarify with developer

also wat else need to pay beside downpayment , loan agreement .

do u plan to get EPF ? this property can get EPF ?

Downpayment, Disbursement Fee, Loan Agreement fee needed to pay

Can use EPF to buy.

Ya should be few hundreds, but lawyer there can write miscellaneous with an amount. So total up may add another 1k. For first house buyer, can nego (30% discount) for the loan agreement fees if not mistaken.

1st, I paid 5k for booking and dev will deduct water & electricity deposit from that money, than i will get the balance after the delivery.
2nd, i got 10% discount from developer, but i need to pay 3% first then they will return back. When? I don't know. But according to my salesman, latest by end january next year, i should get back my 3% money.
3rd, loan agreement, amount you have to pay is based on your loan amount. Lawyer will give u a quotation, and u can ask discount from them. SNP agreement borne by developer.

I cannot get my EPF, since this is consider as my 2nd property. I already take out my EPF when i buy a house with my husband. I shared name 😓

Agent says rumor have it that the utilities will be under residential but told me not to hold on high hopes.

Maybe u call to developer to check better. Better way

to be non bias and no interest conflict. Call developer should be better choice
