There are 6-7 scrapyards operating IN FRONT of their condo and this is a sight for sore eyes. The main road in front of them is already very narrow ( only 1.5 lanes) and they may need to demolish the car park in front of the sales office to widen the road. Why 1.5 lanes? why because of those junkyards, it's very common for big arse lorries to park beside the road, effectively narrowing the road to one lane traffic only. Depends on your timing Lor. Don't forget the area is originally gazettes as an industrial area. You will see more factories than greeneries. Also there's a Malay cemetery beside the condo. Hmmmm. 4) Accessibility Location wise, let's be honest, it's in Segambut. Forget what the sales person tell you, the project is located at the fringes of Dutamas land but they are not 'directly connected to Dutamas area'. There's a railroad separating the Dutamas Land from this project and also the JKG condos , obviously developers are only cashing in on the name of Dutamas. Having said that, the location is A stone throw away from Kepong, Mont Kiara, Manjalara, Jalan Ipoh, Jalan Duta and and Jalan Kuching. Traffic will be a bitch during peak hours, the duke ekovest highway will open soon but that remains to be seen to what extent the highway will reduce the traffic there. Good thing is there is a Segambut KTM station right beside the condo. Probably this is the biggest selling point of the project. In summary, I'll skip this simply because I can't stand the pile of junk yard in front of the condo. This alone just kills the entire aesthetic of the project. God knows when DBKL is gonna take back those lands from them, 10 yrs from now ?but until then, you have to endure the shitty view. Secondly, the traffic flow Along the road. Have a drive during the peak hours and you know what I mean. And then, the density. 1180 units sharing a swimming pool, it will look like theme park in the summer. Still better than JKG ' s Era Dutamas, or so they said. scrapyard / industrial area condo also want to grab? use common sense. location is everything ok lah, pricepoint is decent and IJM projek normally quite OK. heh This post has been edited by corleone74: Oct 12 2017, 10:45 AM |
