I'm considering this place for its price - almost RM 600 psf for 850 sf unit and the developer reputation. It's just a residential unit on its own for now and no commercial lots within. The sales person did a great job explaining on the future prospect of that area, with the development of Dutamas area (KL Metropolis?) and the proposed mixed development on Tan Chong factory area. I might believe that more people buy this place for own stay, considering the number of schools and the convenient road accessibility to other places (DUKE?). Correct me if I'm wrong.

The problem I see is, the traffic during peak hours and I don't know how long will it take for the factories to relocate. Accessibility to KTM is nice but not the best mode of transport so I don't see it's a big advantage. Moreover, the proposed walkway from KTM to KL Metropolis will materialise? Also I read somewhere that the cemetery is beside Phase 1?

I'm currently considering either of this place or SkyMeridien. Both are of similar distance to work. The latter has slightly lower price psf, good walking distance to LRT but then yet again, surrounding area is something to consider. I honestly really like it that they provide a railing outside the window at living room - gives the 'balcony' feel to the residents lol.

If compared to The Era, I'd rather choose that over Riana Dutamas, distance wise. It's much closer to the junction towards either Jln Ipoh and the Segambut roundabout if you're driving towards the city.

Even with the extension to the DUKE highway, the road it is on is messy and can get pretty jammed during peak hours.
