Dont know how to translate to english, but it is good to learn from this practice from Parklane UOG .

Dont Rent to Foreigner
老实讲,Parklane Oug 的卖点就是华人很多(多数买来自住),成本便宜(购买价才300-400千),交通方便(四通八达去那里都很靠近),有未来捷运站(步行距离大概500-1000m),有花草树木的(七楼的公园有一点花花草草),很多店铺和商业大夏等等。

有得必有失,其死穴是人口密度高(4000++住家),车辆密度高(4000 x 2 = 8000辆车),店铺和商业大夏人流量高(5000++工作和附近的居民),基本上在繁忙时间可以说是一出Jalan Puchong就塞到要命。

就根据以上种种的条件,Parklane Oug 很大可能会成为本地学生,外国学生和年轻工作者喜爱居住的一个区域。

但是最可怕的莫过于有大量黑人成为邻居......各位,我不是种族主义者,我喜欢和马来人和印度人做朋友邻居,但是对于黑人,我觉得他们的生活习惯我真的不太能忍受。

如:走路摇来摇去(HipHop),声音低沉粗鲁,乱乱撩女孩子越炮,爱喝酒,爱成群结党的走,驾车很快很危险,乱乱过马路不让车等等我们这里不太能接受的习惯。

所以,我想发起一个 “不租屋子给外国人的投票”。

当然最主要的就是为了遴选高质素的居民和提高屋价和租金(在建好的首一两年内实行,再看成效如何)。

我这样的建议其实是十分有根据的,例子如下:
Kota Damansara Palm Spring - 2000 Units - 高密度,多黑人,少停车场等等。和Parklane Oug是非常相似的。租金收入低,屋价久久都不上。

为了不踏上类似Project的旧路,我会和Management交待,放一个Box给屋主Vote,看看民意如何,然后公开算票,如果赢了就叫Management出memo “不能租屋子给外国人”。

yes, visit awan besar and Z residence before,

By estimation, unit 1-9 seen will close to HTC. but no sure how the complete condo look like.

if block A excatly behide of the Petronas station, the HTC will really close to unit 1 and 2

Agree , research b4 from google.
no evidence to prove that now.

But human perception and physiology that will made ppl sick and affect the price as well.
usually no sickness, but once sick wil blame the external environment.
