At first element..then arte block its KL view & now riezz blck arte view..all kena gao gao..sooner or later another proj blck reizz

I am not so familiar with KL property, but I am thinking to purchase one soon.

On this project, prestigious address, freehold and reasonable price, these are what I understood so far from this forum. Any other pros or cons some of you can share?

Astoria is LH and Reizz Residence is FH. You can check for other projects nearby and compare for the price.

The project is located along jalan Ampang Kiri. Location wise is quite strategic as it is only a stone throw from M-city, and future Ampang Point MRT station. Reizz will be able to leverage on M-City, an integrated development by Mahsing which will bring in boutique retails, will be convenience.

The application for title conversion (residential --> Commercial) has approved, so this is a freehold service apartment.

The building plan has already being submitted, and now pending approval. I believe they will only launch this project officially after the approval. Nevertheless, they opened for early bird booking sometimes back, sizeable of units should be reserved for this group of people first. As of how many more units left for the official launch is still unknown.

Looking at the freehold status, and using the nearby project's selling price as a reference(M city, element, Arte-S, Astoria etc), should be selling at >=900psf. The early bird price of 750psf is just too good to be true, perhaps only for those at the lower floors and not so good facing units.

I manage to get a unit price at Appx RM790 psf, waiting for S&P and loan approval. I think this project is quite positive right? any expert here can teach abit.?

Updated Density in the area:

M City got 1500 units+commercial over 4.95 acres, elements 1000 units over 2.7 acres, arte 1163 over 2 acres, astoria 1216 units over 5.7 acres, reizz residence 495 units over duno how many acres..

Total: 5495 units over 17 acres n at least 325 units per acre (excl reizz).

All this numbers are excluding D Rapport's 1.1k units fr phase 1 alone, 3 towers 512 units, novo ampang's 421 and the likes...

answered below. at times elements or m city can have more than 7 auctions each. Things will get much worse this year for all the condos here.

trust me... no one will use the excess cash to pay for installment... they will spend it at once on other stuffs and let the house go lelong... since alot are buying for investment... they dont mind losing it with their credit record sekali gone... lol

GRR is by RM1 company. not developer. Many cases in the market after VP developer dont fulfill grr promise.

This is BSG right? Boon Siew Group is way stronger than Arte developer...but grr mean cannot sell mean dont buy to me haha

well everything comes with risk i guess, atleast is BSG group... many penang ppl bought it, i dont think they will wanna destroy the reputation on property line with this.

if project is good dont need GRR. nearby condos are king in the auction market. m city elements at any time about 7 auctions each in the market.

Just take a look at the existing rental for M City and The Elements and Arte+.
All located in the same area.

Rental rate wont be great as the supply there is crazy. Future will only be worse.

I checked, it's around RM1800 - RM2300 for 1 to 2 rooms. I think still able to hold few more years until price go up maybe.🤔

Have you read Google review on its maintanence... Green color pool.. Maintanence bad.... Many use as Airbnb.

If many don't pay maintanence.. It's going to get worse. Check up on these
