well this would be the main reason... when those looking more classier and nicer ones also cant survive... this one wont be performing well also....

answered below. at times elements or m city can have more than 7 auctions each. Things will get much worse this year for all the condos here.

trust me... no one will use the excess cash to pay for installment... they will spend it at once on other stuffs and let the house go lelong... since alot are buying for investment... they dont mind losing it with their credit record sekali gone... lol

cause it comes with GRR 6% P.A. for 2 years manage by developer . base on calculation, the GRR is enough to pay on your bank repayments and even maintenance fees. thats why i say might be quite rare cases to lelong the property for the first 2 years. Maybe after 2 years

GRR is by RM1 company. not developer. Many cases in the market after VP developer dont fulfill grr promise.

This is BSG right? Boon Siew Group is way stronger than Arte developer...but grr mean cannot sell mean dont buy to me haha

well everything comes with risk i guess, atleast is BSG group... many penang ppl bought it, i dont think they will wanna destroy the reputation on property line with this.

if project is good dont need GRR. nearby condos are king in the auction market. m city elements at any time about 7 auctions each in the market.
