Boss if compare to ocp tis is lower end. I'm buying due to timing ma. I need it now and tis is cheaper option. Cheaper than subsale

Most of the plot facing water front already vped long time ago. Most of them can't be investor la. Unless u want to say own stay turned investment.

Many old units actually recently sold to chinese investors. Not many knowing it. Just recent weeks Nadia T3 sold to chinese at 1.8m. Breezeway big size condo duplex type sold to Indon chinese. Last yr oso few sold. Vacant now. Not sure wat they wanna do with it. NS oso sold a few to chinese last yr. Ocp oso got chinese buyers. I think they r more for investment but weird enuf not rented out.

Casaman got some transaction with angmo buyers. Big units thou.

Ya. Chinese buyer are strong in CASH. I know one Chinese buyer bought one Casaman and one Zenia last year. He just moved in Zenia and left Casaman empty. Another Chinese also bought Casaman in cash. For them, 5M RMB can only buy a condo in china big city, here they can buy a nice gng landed.

I also know one of the largest Nadia corner transacted 3M, safa intermediate transacted 2.05M last year. Both sold to foreigner.

Casaman intermediate 2 storey any transaction? Whats the transacted price? Iproperty prices keep going up but it seems quiet in term transaction there..heard from agents.

I think only one unit available for sales. 2.9M if not mistaken.

Iprop price list not accurate la. Most owners holding back. Some use it to park their extra cars. laugh.gif

I heard they won't be demolishing waterfront for uni anymore. Gonna be commercial. Not sure how commercial compare to the current one though. Mentioned by one of the sales exe from the sales office when I inquire

DSP in general has good workmanship as their only focus is really in this area, unlike other developers with the exception of Amelia where you can see visible crackling in almost all units.

Premium condo / apartment should be good to come with 2 bedrooms for 1000-1100 sq ft to reduce the density and enhance the pricacy and exclusivity.

Density...Developer is now building condos over 40 storey. Back in the early 2000s, 20 floor was the barrier to break.

I personally like low floor. maybe 4 to 6th floor above ground.
It wont be too noisy when people are walking pass below in the mean time, i feel to be closer to "human".

To high floors, i can't really see anyone, more privacy but in the meantime lonely

boss - for own use, its more on personal preference..I personally don't like high floors as looking down makes
my legs goyang.. biggrin.gif .so I usually choose lower floors with good or reasonable view. view is very important
in resi as far as am concerned..take a corner unit if possible as long as not getting the afternoon sun or potential of another construction coming up from the side..

btw, high floors one will get better view usually and also can be breezy..
