which road is not jam when heading to klcc for work? everywhere is the same. if they want a property which is jam-free, cheap, landed, G&G, landscaped and in city centre, they cant get it now.. probably next life. And, if you can afford this type of property, u wont be bothered to watevers discussed in lowyat forum.

Of course sungei besi highway is JAMMED UP during peak hours coz mex, npe, federal, kl-seremeban, kesas, and etc. will converged into sungei besi and eventually KL city.

it's so funny why u ask such question coz NO (NO means 101% NO) township/ landed house, say 20-30km outside kl city that is jam-free during peak hours!! even places like PJ, SUBANG, etc. u still need to go out early (<630am) and go back late (>730pm) to avoid these jams; assuming that u r working in KLCC area.

SA told me 800++/sqft.
