lets logic this out...

since May 2013 = 350k
now Jan 2015 = 410k transacted

so roughly 60k for 1.6 years..

1.6 years = 60k, so 3 years should be around 120k

by May 2016 = it should be 410k + 60k = 470k for 1000sq.. 3 years.. still below 500k
