QUOTE(treehill @ Jan 11 2015, 04:55 PM) Small playground confirmed but jogging track and etc not sure. Linear park is for public use so basically nothing at all for our precinct. This is the thing I dont like and again everytime ask they say public. The have to know the township is not make up of precicnt 2 and 3 only... The Weeping Meadows also for public am I right? |

QUOTE(doomdoom @ Jan 16 2015, 04:30 PM) well..as a buyer for precint 1 DSL, i am ok with the offer from sp setia. Phase 2 seems like have nothing special the guard house is confirmed built. the fencing, i do not see any issue. eventhough not happen upon VP, i am sure in future the RA also can get the approval and set up for it. don't forget there is free alarm system on each of the houses... with the private garden in the precint 1, is good enough... eventhough the parc can be access by the public, it's a good thing for us as well. try look at other housing area, very rare they will have such a nice huge park.... |

QUOTE(darween13 @ Jan 19 2015, 10:59 AM) Dear Palmwalker, am not gonna go into Phase 1 and Phase 2 debate but as for the far in distance; I would like to view it that glass is half full than half empty. Hi Darween, I think you've got a point on the bonding part but i believe what Palmwalker wants is somewhere can be called safer for the kids or folks inside the residential to be around and also should it be inside the compound would be better managed? Just my thought.Wouldnt playing with the community enhance the kids development as well as breed a stronger bond - I personally believe, it will be key to the future of a better community if there is a central park for kids to play around and for residents to gather and chat about. Just my 5 sen. I love the Parc as well cuz its really nice but few years down the road not sure how its gonna be as I saw most of the public parks are well damaged. Look at those flats area, which park was not damaged? I believe most of the ppl still have those mentality, "its not mine, I dont care" One more thing is like perhaps its because SPS current plan like excluding P1 from P2 and P3 and thats why created some doubts and insecurities ? |

QUOTE(vincentSEH83 @ Jan 30 2015, 09:01 PM) I thought s&p need list down the spec??very weird if they did not provide to buyer. I did ask few week ago at welcome center but they saying that the spec not finalized. If not mistaken, he said during signing he saw that specs sheet & and the floor plan but after that the return docs he received, those are not inside.Wondering maybe it was not given to him as he requested to withdraw EPF to pay for the downpayment? No? But if thats the case, dont u think he needs the S&P to do the withdrawal application? |

-QTE-
Tell your friend to talk to SEH, and request them to give him a copy the material spec. Material spec and layout plan must be in the SPA, its in the fourth schedule of schedule G SPA document. It is a standard document and developer cannot change the format except the said property particulars... -UNQTE- I think just like NKTE5207 said, he hasnt got the S&P yet but just initial documents and Letter of Offer. -QTE- Signed last weekend, it was stated inside the S&P, according to the lawyer firm representatives, that copy will be sent to us after the SPS signed that document and stamped. -UNQTE- I guess that S&P would be given to purchaser after the developer counter signed and then only my friend can use that S&P to withdraw EPF and to settle the outstanding of the remaining 10% downpayment. Not too sure of how it works. |

QUOTE(vincentSEH83 @ Jan 30 2015, 09:51 PM) i thought we need settle remaining balance of 10% when signing s&p. SPS allow us to withdraw epf to pay downpayment? erm... what i understood from him is that SPS can make arrangement to enable the purchaser to withdraw the EPF prior full payment of 10% NOt sure how it works |

QUOTE(samkps @ Jan 30 2015, 10:16 PM) Normally you need a copy of SPA (within 3 years from the date of application) and loan approval document for application of EPF withdrawal. I think thats the case but wow!Normally for SPS product, you need to pay a booking fees, for SEH if not mistaken is RM 20k. You need to inform the SEH that you would like to do the EPF withdrawal and provide a copy of your EPF statement that the amount is indeed enough to cover the deposit. After that, SEH on his discretion shall allow you to sign the SnP. Due to circumstance purchaser need to apply for EPF withdrawal, normally SEH shall expedite their signing process and return the stamp copy to purchaser for EPF withdrawal application. Normally, the grace period is 30 days from the SnP date and purchaser would need to apply to EPF and get the money to pay SEH as the remaining down payment. If the purchaser can't do it within 30 days, I think the booking fees normally will be forfeited either in part or whole.. Seems like the 30 days would not be enough as my friend have not received the S&P copy and now its already a week passed. Next 2 weeks and then holiday liao... like that sure kena penalty loh. Very dangerous leh |

QUOTE(robert82 @ Jan 30 2015, 11:44 PM) alot of tldr but based on last question, seems like it is EPF withdrawal. Hi Robert,I did the same, all i did is to inform SPS before SPA signing about my intention, on the day itself, the lawyer took note of it (Post it note on my SPA document). Then they send me a photocopy of the SPA for me to bring to EPF for withdrawal (Certified true copy) Did the lawyer gave u the certified true copy on the same day you signed the SPA? |

QUOTE(robert82 @ Jan 30 2015, 11:53 PM) no, it is posted to me after a while. Also I told SPS that I am withdrawing, may delay in settling the remaining. In this case i should remind him already if its what you've advised. Can't remember how long cause it is over one year already. You need to chase your lawyer now and call SPS to inform them of the delay... Basis of what he has told me earlier, most likely the copy of SPA copy still unavailable hence the EPF wthdrawal cant proceed. If the developer execute the time frame of 31 days upon signing SPA, thats really a worry while the lawyer is inefficient. Thanks for your info Robert. |
