In theory, they say can loan up to 100%. But most banks does not do that, last time Bank Islam got such offer suggest you walk in to their branch and speak with their consultant.

As long as you are good paymaster and your loan to earning ratio does not exceed 2/3 your salary then should be no problem.

First homes buyer can try skrim rumah pertamaku. But must met all the requirement la.. Most bank accept skrim rumah pertamaku which is 100% loan

which is why I mentioned in theory, because when contacting most banks the staffs has either no idea or basically mentioned they cannot do so even it clearly states they are a panel for skim rumah pertamaku.

I know this because I was in exactly the same situation when sourcing for my first home.

Hi guys,

Need help to calculate loan eligibility. Here's the scenario:

Monthly salary rm7,200 + rm600 car allowance(fix)
Current commitment : rm2,200 home loan, rm950 car loan

If want to get another property, what is the max property value that can guarantee loan approval?

Hi, how is public bank compare to others? I got loan approved from public bank 4.45% semi flexi islamic 90% loan 35 years...

Hi Sifu,

Got a question. I myself have 2 properties in hand. My gf just graduated and work in singapore for 9 months. now we plan to buy a house in JB cost around 830k and wish to loan 90%.

S&P will have both our names but the loan will under only my gf because if use my name for loan bank will only allows 70% max.

My gf salary is SGD3300 and no commitment, how high chances to get a loan? UOB told me that because my gf only works for 9 months, bank only allows 70%-80%.

Hi Snailly,

The max property value is RM 470k and below
Fyi, Credit card also calculate as commitment.

credit card with no outstanding also count as commitment? how?

mind to explain more?

I thought only outstanding they calculate by 5% ?

Yes, credit card with outstanding is calculate as a commitment and they will calculate by 5%. If nooutstanding, will not calculate as a commitment.

Totally no borrowings is not entirely a good thing. At least with a credit card (the simplest / easiest form of borrowings) the bank still can assess the repayment records.

Honestly, sometimes I just find that without a credit card is quite inconvenent. No offence but just wonder how your gf can adapt to it hmm.gif

Clean ccris max bank could do is 90% but is categories under first second categories. But it's quite hard actually, normally approve loan margin is 80-85%

Because she do have commitment and live in sg, she hardly use any credit card.
