Depends whether you are salary worker or self employed. Usually i will recommend salary worker to take semi flexi whilst self employed to take full flexi, unless client insists.

For 100% loan, bank will look at your DSR around 60% hence recommend you to check loan eligibility prior to loan submission.

1. Base on risk grade and scoring system of a bank. Also, if you are taking any products bundle with banks such as credit card/personal loans, MRTA and etc

2. Need to consult lawyer if there purchase can be backdated.

Yes, MBB does offer renovation loan, base on 25% of your property value, however the rate is different from housing loan rate. It will be under other term loan financing rate.

do check from your offer letter/call customer service to find out the loan package. If is flexi loan, then you can always deposit to offset the interests, terms and conditions applied.

Saying that your loan is traditional term loan and wish to convert it to flexi loan, yes refinance is the only option.

It involves the following entry costs
- loan legal fee
- valuation fee
- loan stamp duty (0.5% of total financing amount)

It really depends on which borrower has highest earning power, then it will extend loan tenure up to 25 years or 70 years old whichever come first. If I'm not mistaken CXMB should be offering 30 years tenure for commercial property under individual entity.

well SMEs are using EBITDA as major calculation to derive your income, will need to check your past 2 years audited reports, latest 6 months bank statement from your mother company to determine loan eligibility.
