Hi, i got some questions;

1. I used to buy subsale properties through agent. So when i make the booking, the Offer To Purchase (OTP) that i signed (with my conditions) is prepared by the REN (using the agency format).
Now i m planning to buy directly with owner (no agent). Should i just make my own OTP? using my own format, and spell out my conditions?

2. The conditions in OTP; Can i make up my own conditions? Or need to stick with the standard conditions? For example, can i put in condition, i will only pay 10% upon SPA signing, no earnest deposit?
*
Hi dear,

Yes you can. You can your own format of property purchase declaration form and property purchase intention form. As long it is agree by both parties.

*
Hi,

1. This is a semi-flexi loan package, every withdrawal will have a charges from RM20 to RM50.

2. If full flexi loan package, there will be a fixed charged of RM10/month even how many times you withdraw.

3. There is no hidden charges in between.

I am fixed income earner.

I chose full flexi because I calculated I can save lot of interest by paying up a rm200 more or slightly more on long term. If full flexi scheme encourage such behavior, then I see there are more savings on the long run for full flexi account.
*
Hi dear,

1. If you have extra cash flow in/out frequently, it is advisable to go for full flexi since it only has a fixed charge of RM10/month, otherwise semi-flexi will be a charges between RM20 to RM50 depends on amount for every transaction.

Need help on this.

In the midst of submitting for loan by this or next week.

My credit card  has been approved last week (i know i made a mistake to apply for cc and shoud wait after mortgage approved)

Question, does it will effect my mortgage application later in terms of credit scoring, dsr etc. Still not activate my cc because unsure whether to cancel or not.

Kindly advise. Thanks!
*
Hi dear,

1. Credit card is not an issue if you do not have any huge amount of outstanding OR spend more than 80% of your credit limit. So no worries

Hi dear,

1. Bank only required 3months payslip.

2. If your current employment is less than 1 year, the bank required the details of your previous employee.

Sifu,
Need opinion with below options:
1) Bank M-effective rate 4.3%- high spread rate, low BR. They offer me to be premier customer and park me at my preferred branch. Low mrta entry. I have all the investment accounts and FD here. Semi flexi. 25 per withdawal
2) Bank R-effective rate 4.15%- lower spread rate, higher BR. Islamic housing loan, fully flexi, not so familar with Islamic T&C. They park me at Klang branch-very far. No fees for withdrawal, higher MRTA.

Monthly installment diff is RM53. Plan to settle in 20 years.
Which is better option in your opinion??
*
Hi,

Would suggest to go Bank R because spread are fixed and lower than Bank M where BR is fluctuate.

Anyone can help me calculate maximum loan amount

Salary Gross : Rm6000
Salary Nett : Rm5200

What the maximum loan amount? If no other loan or debt free.

Coz planning to loan Rm550k in 2018
*
Hi dear,

1. If you are 35 y/o and below you could tenure up to 35 years, based the information your provide. you could loan up to 800k.

2. Since you have no commitment ( CCRIS clean ), the bank could not track your payment behavior. The bank might mark up the interest or slash margin, if you are working with the same company for more than 1/2 years might add credit to yourself.

3. Try to apply credit card / car loans, so that your CCRIS is not clean

4. Do you have PTPTN loan? because it will affect your scoring as well.

For commercial loan, what is the best interest rate in the market? What is the different between islamic commercial loan and conventional commercial loan?
*
Hi dear,

1. For commercial loan, 4.4-4.5% will be the best effective rate. Has a minimum lock in period of 3 years

2. For islamic loan, there will be a ceiling rate where the bank are not allowed to exceed the ceiling rate, but there will be extra legal fees for islamic loan. Majority banks has no lock in period.

Dear Sifus...
My last question before signing the loan acceptance. I am more towards MLTT, but still have some doubts,
1. how should I apply it? Can I sign the loan offer letter first then only apply MLTT?
2. Is the premium rate fixed? Can get some discounts? (either $845k/$855k)
3. The premium paid can only be on 1 name? Can have both names as in the loan?
4. If I sell off the house, what will happen to the premium?
5. Can I inssured less than the premium?
6. What are the TPD covered?
Please PM me your quotation, as i am interested in getting it.
btw, I am from Penang. Thanks.
*
Hi dear,

1. Yes. you can sign the loan letter offer first but it is better to apply earlier because there's waiting period.
2. The premium rate is depending on the coverage, your age and your health condition.
3. One name per policy.
4. The policy will still on going till you surrender or till maturity period
5. Yes. you can.
6. TPD covered if loss a PAIR of eyes, a PAIR of legs, a Pair of hands. TPD covered only if you cant do the following activities > bathing, eating and dressing
