I got BLR - 2.45% for a 2M loan.

First 3 yrs 2%.

Feel can nego and push the number lower slightly...

Hi all sifus here, I bought subsale house price RM445k and 2 banks approved my loan with below details but I don't know which offer to take

1) R*B Bank
-Margin, 90% + 5% (only finance legal fee + MRTT for 31 years. Valuer and balance MRTT need to pay cash)
-Rate, 4.45 (BR + 0.45)
-Ceiling Rate, 10.25
-Normal Term
-Tenure, 35 years
-Lock In Period, 3 years
-Islamic Loan, Musharakah Concept

2) May*ank
-Margin, 90% + 5% (only finance legal fee + MRTT for 30 years. Valuer and balance MRTT need to pay cash)
-Rate, 4.45 (BR + 1.25)
-Ceiling Rate, 10.68
-Semi Flexi
-Tenure, 35 years
-No Lock In Period
-Islamic Loan, Murabahah Concept

-This house is for own stay, so I don't think 3 years lock in period is a problem
-Not sure I really need semi flexi or not because very seldom got extra money
-Can anybody explain to me what is the different between musharakah n murabahah?
-Which one is better in term of after service?

If based on BLR of 6.85%, 4.55% is equivalent to BLR - 2.30%.

Any ppl here know about PTPTN in our ccris.

I'm going to apply housing loan but since 2009 my ptptn got many outstanding months cos I seldom to pay. If I go to BNM sure very big number appear in my ccris.

Anyone knows on how to clear this such thing before I go to apply loan? I just know about ptptn in ccris *sigh

If u ask me to pay the outstanding amount, mati la. Cash that I have just nice to pay deposit & other upfront payment.

It was in the news that there is plan to have PTPTN records captured in the CCRIS but as far as I know not implemented yet.

Any expert knows how long can hold to sign letter of offer once received? got an offer at 4.40% for 35 years for 90% financing..want to try other banks...

somemore if i i signed letter offer than latter decided to choose other bank, can or not? other security docs have not signed yet...

I would take no. 2 because you never know if things happen and you need money. At least without lock in period you can always refinance the house without extra charge.
