I guess if profile grading is good, they really wan u to sign their loan, can actually apply without mrta, they will still giv u good rate..

Mrta is obsolutely optional, the sales person will always stress to take up mrta but in the end of the dy its yr own choice..

how long normally ambank take to reply to a loan interest appeal? ambank is really inefficient... oredi waited for more than 3 weeks for loan approval, now asked the agent to appeal for better interest, the agent is not replying me when i will get a reply.. and my time to sign for s&P due soon..... wish they r more considerate and work harder to improve their work efficiency..it makes a whole lots of diff to their customers.... from counter processing to loan matter, they r slow like toitoise... they have nv failed to make me feel angry with their inefficiency every time i attended to their bank or deal with their agent...

I really felt they r really causing lots of unhappy circumstances to me... just now i chased with the agent, then only she told me the reviewer said not possible to giv the interest rate i requested for.. before this i oredi checked with her twice and she was not replying me. I actually do not trust her very much, the fact tat she delayed in replying me when she knew how urgent it was for me to get to know the reply, really make me feel weird..

do u think its possible for me to resubmit the application to ambank? diff agent make a diff? or do u think any other bank would offer 4.35% for full flexi loan without mrta? I really dun wanna get stucked with semi flexi loan as it would means there will be lots of troubles trying to work out how i should allocate my money..

you guys are so riteeeeee... I walked into another ambank banch, wanted to check if can resubmit my app and how long it would take, the agent told me my app was only submitted on 30/7, when i submitted all the documents to them on 14/7.

previously when i checked with this agent who deal with my loan app, she told me on 24/7 tat my loan was pending final approval, but how would the loan pending final approval when it was not even submitted tat time..

When I checked with the agent why my approval took so long, she first told me they need to run check on the presence of business premises, hence taking longer. I told her i realised my app was only submitted on 30/7, then only she told me bcoz the documents were incomplete, my bank acc number was not appeared on the bank statement, hence they need to run the check on presence on premises, and hence took longer. She has nv informed me anything about incomplete document, and has nv requested me to submit any further document. With the 'bank acc not appeared on bank statement prb', i can easily walk into bank and ask the bank to do a verification, and i did everything within tody aft I realised abt this prb. If she informed me earlier, they wouldnt need to run the whole 'check on business premises' thingy... speechlesssssss... its so rediculous.. I contacted the branch manager who actually accepted my documents that day, he actually pushed all the blame to me, asking me back how would they giv approval when documents incomplete... damn it!!!!!!! I kept telling him his agent din inform me anythg abt the incomplete documents, but he just ignored...

im to my max of tolerance already.. actually file a complaint to ambank... they deserve it..

is there any reason why she tried so hard to drag my application? I do not think its purely because of laziness of inefficiency. possible she do not want to allow time for me to make appeal and if no time to appeal I would sign with higher rate?

but if interest rate still not ideal im not gonna take their loan, will go for pbb.. still a diff of 0.05%.. though it would means i need to be really strict with how i allocate my money with pbb semi flexi..

so i cant just take their offer and try to appeal for better rate at the same time... and my app is not even approved now..

y all of a sudden in 2 weeks time ambank lowest effective rate changed from 4.35 to 4.37??


my developer told me after i accepted loan offer, the bank need time to send relevant documents to loan lawyer, and if this process take long and developer do not get the money before i sign sap, there will b a penalty..normally how long after we sign loan offer letter, bank need to take before they send the money to developer?

I have not even met this agent, and I do not think I have offended her in any way.. why would she put me into such situation... My luck is just bad....

I went to ambank, she was the only loan agent there but was on leave, so I actually submitted the application to her manager and her bank manager passed the app to her..

possible to ask for my loan app to be transferred to other branch after approval? dun trust this branch anymore..

what the developer told me is that they must get the money before i sign snp, hence I need to sign loan offer letter, then only bank send documents to lawyer and after all the legal documentation only developer will get money from bank... no?? she told me penalty is full amount of the house price divide by 365 times 10% per dy... so depends on how many dys delay..this project developer is first time developer, possible they do things differently?


felt bad abt keeping pbb waiting and asking her to hold the app when its possible i may not even take their loan..

Ic..its oredi under construction even before it was launched...still checking with the bank developer how things work...its very confusing...
Can i just ask, if bank unable to disburse money on time, possible i can pay for the money by cash first? Since im actually just taking 80% loan..bank won cover for the full amount anyway...

Can u imagine she got back to me saying the rate has bcome 4.46%? even worse than the best rate the reviewer offered previously..any reason y? She said reviewer offer 4.4% rate previously..and my loan still not approved till now..but they offering tat 4.46% rate d..

Its always said interest rate depends on profile scoring, now the agent push the blame to the project..all 3 agents said my scoring is good...but in the end i got the worst rate.. My fren second house, bought a 3k unit condo she got 4.4%...though with mrta..but still, project equally bad, for her sexond house...even with mrta i would think rate should b abt the same...the other 2 ambank agent kept telling can ask the current agent to appeal but she kept telling me its final rate..final decision..not gonna change....in anyway...😭


Im seriously stucked...i really wan full flexi loan...anyoone know of any bank which is possible tp giv out 4.35-4.4% for full flex loan?

If you have the time, mayb you can try with maybank, as just found out from their agent, if you are their affluent customer, or you are willing to take up mrta, the rate can go as low as 4.4%. Their MRTA amount is not too high, for my age 31 y/o the amount is less than 1k.

CIMB also said they can give 4.4% but with the condition you must take MRTA at 1.5% of your loan amount, which is quite unreasonable.

I tried checking b4 if can change agent, u need to cancel the previous app then only resubmit...which may bring some prb to yr later submission..and normally they will need to know the reason y u wanna resubmit...and also it seems it doesnt reflect well on yr record if u resubmit..

But i guess if u think the agent is really not gonna help and u hav the time...mayb worth a try...

I strongly suggest to everyone to try the service of the broker in lowyat...i gain more info fr here than fr the ambank agent..the broker here r more helpful than the bank agent..and u can submit to diff bank at 1 go..so save time also...i would really like to thank ims2628 for explaining to me abt my case...as this loan thingy is draining all my energy and time...i finally can get it over by not putting anymore hope on ambank..as for my case it has bcome too complicated thanks to the ambank agent..
