you may confirm with your banker, is that 2.85% is for whole 30 yrs tenure or just for the first year.

Appreciate if anyone could help share your thoughts on this, many thanks!

Now day the interest can lower till 3.7%, my loan currently in 3.95% with outstanding 550k, should I refinance to reduce rate?
