master plan is the best in Cyberjaya. SH looks good but maintenance fees etc are hard to swallow. Seg has different open lifestyle for residents. SH is closed community just like many boutique development whee u or public cannot get into the lifestyle to appreciate it. For eg. Without enter into setia ecopark or Gita Bayu, u won't know how nice is the lake and landscape there. It is boutique and not open for public to amaze its beautifulness ha. Dpc open it up to let public to taste the lifestyle that enjoyed by the community by allowing public to go there..jog there and provide outsider to feel the premium living there which exactly the model of SEG. That's the different between SH and Seg or other developments. Anyway, you are right that only next or future buyers can determine the premium. DPC take few years to convince outsider to pay premium n migrate there. It is too early to judge SEG especially in this soft market environment. Few years time maybe.

5) Liu Li gardens getting better by the day...those with units facing the garden should be quite happy.

I heard some owners refused to take vp for to miselling of green heart & blue view. The lakes are not blue as per ads☠.... Any comments ?
*
my comment is buyers should be aware that lakes that are inland and not particularly massive in body cannot possibly be blue like the sea.
When I visited SEG early last year, the salesguy there also took great pains to explain to me that the water will not be blue like the sea (although I didn't really expect it to be).

Got the keys this week. Overall, everything is good and I am satisfied, only minor issues. Slight leak in ceiling after heavy rain. Told the person about it and he said that they will look into it. However, the master bedroom toilet door issue still remains. One possible solution is to hack the floor and to place the toilet bowl further from the door. I am not too comfortable with this as I am afraid it might cause other complications and leak issues in the future. Would appreciate it if the taikors here can give me some advice. Thank you.
*
congrates on your house. for the toilet door its a farc-up from sps, you may want to consider change to bi fold door if don't want to move the toilet bowl. what was sps response to you regarding this issue.?

Thank you! Yes, was thinking of bi fold or maybe sliding door. They had a few suggestions, one of them was to put a stopper so that the door hit the toilet bowl directly *sweat*. Escalated the issue to higher management and waiting for their reply. Really a big c**k up from their part.
*
"put a stopper so that door don't hit toilet bowl" is the kind of solution a kindergarten kid will give you, you can counter by saying you need the door open properly during pang sai cos you need to watch the business news at the same time smile.gif ... hope sps management give you a proper solution. simplest and easily done is bifold door, sliding door is nicer provided there's space along the wall.

dun need to count lah....

naked eye can tell it aint achieving 50%.......

beside, we dun know if whatever 44% have signed SPA.....knowing setia...once you booked lioa...they will stick a sticker there.....few months later if loan reject....then baru remove sticker.....

I know bcos I bought 3 properties from setia.
*
you are right. the sticker on the sales chart is not indicative of actual takeup rate (ie signed SPA).

Bro,
I count because I want to be factual in my comments / post.
And not to mislead others by posting comments that are inaccurate or exaggerated.

your nick is BEANCOUNTER, hence i would assume your comments are more accurate..
i.e. count every bean.... like an Accountant/auditor...
guess i assume wrong....   doh.gif

the stickers are there, so the units are sold.
until they are removed, they are sold and no one, not even SPS knows each buyer financial standing...
even if there are drop outs, it would not be in significant numbers until it affects the overall sold percentage significantly...
*
the stickers are only those who placed deposit. actual signed SPA is another matter. it is my current assumption based on my experience that the stickers are not representative of actual (final) takeup rate of projects.

of course one can always come back and say what experience i have and i have to admit i'm not that experienced in property, not like some taikor here

but i got brain and got eyes to see, and based on what i have seen i call developer bluff on this one. i have seen sales chart almost fully booked then one, two year later until the project VP i enquire still got good number of units available for sale. so the original stickers on the slaes chart i saw is 100% not accurate. I am not trying to talk down SEG here but just stating my experience.

bro if unit is book sure have to sticker... if not 2 parties book same unit.. jialat.

wether all sticker genuine or not, we can only guess. icon_rolleyes.gif
*
ya that's right, and that's all im saying. later the "booker" say don't want, unit become available. so the sales chart is actually booking chart nia.

That's why i plan to rent it first, to get the feel of the place, is it suite me & my family in long term or not.

very good and sane idea. for eg: you might find the hassle of traveling so far everyday not worth it. why rush to commit something that you're not sure about.

my only worries is of what my subsale buyers would be worried.

it doesnt matter how well i know the fact, but if subsale buyers pantang, pantang juga.
People that have 2mil or more may not want to live next to substation. Why would they?
*
bingo. don't buy next to TNB substation. confirm, it doesn't move as easily.

Water ponding and shouldn't seepage into the wall or concrete.

if your RC flat roof drain blocked and the whole roof is a swimming pool there is always likelihood of seepage and spillage into your house from the roof, right?
