Don't have office tower in seg.
It's either landed or low rise condo so far.
In future the master plan shows condo residences only don't think got office.

No chance to change the facade however rear extension is possible subject to the agreement of all residents.

Lepironia West still leftover few units however the islands one mostly sold out alr.
Market is soft. Think affordability is governing the development in SEG.

Visited their latest condo show unit in the actual site Isle of Kamares and truly impressed with the stunning view, resort feel water front living lifestyle.

Rm 2 mil can only get you an old landed link house (not even super link size) in DPC whereas Rm2mil can get you a nice semi D in SEG. Of course - it highly depends your daily traveling destinations which governing location.

I don't think the lake's water quality in SEG is bad at all.
It's good enough for waterfront living quality.

Overall landscape in SEG is better however in term of quality community SEP takes the lead - mainly are own stay professional, bzman and MNC director or public listed owner.

But too be honest the most value buy is landed. Better buy now while still affordable.

Rm 1.1-1.2 mil for 26x95 in Liu li garden back in 2012. The western heritage 26x85 is 2.5 storey with Rm 1.3mil - Rm 1.4mil. If this English theme landed is really double storey link house, guess it's Rm 1.3mil and above.

It's either the developer selling at Rm 1.2-1.3mil with smaller land / built up size or Rm 1.4mil for slightly bigger size landed house. However, consider that it's sharing the same entrance and club house facilities with isle of kamares, I think the level of standard is similar or slightly higher type.
