If you have a budget rm2m above for decent landed in dpc, of course dpc is better located than SEG. Can run shoulder with pj lang, chd lang, sieramas lang

So far I noticed only one unit in SEG out for auction last year. And that was bumi unit. The last auction list price was rm900k+

I didn't monitor auction market therefore not sure... maybe askarperang can advise...

The price I think maintain but of course.... didn't go up much compared to developer price... but I feel general market for landed new township launch post 2012... not many that has great appreciation.. this include EM, SEH, MR2, BR etc...

do not think location wise apple to apple.

IMO... I think Gamuda is too ambitious and totally got the strategy wrong.

With 1530acres, Gamuda should build the bread and butter housing (Can be FnG or GnG) to attract population to move in.. RM500K for 20X60 for example...

Now the first phase terrace house already RM680K for 20X70 all the way to RM1.1M (?) for 28X60.

The apartment RM350K is not exactly cheap. IMO even Cyberjaya will be better OPTION if need to buy apartment.

some buyers may want a new leaf in life instead of an old baggage/legacy of cyber. cyber suffered from too many incoherent of many developers offering similar concept, all thinking that my concept is better than yours and pocket of development everywhere.

IF the entire land 1550acres are under one developer and developed by one, it can at least have better control of what will be on offer. Macam Sime darby with subang, USJ, Putra Heights, SP Setia with Setia Alam and Sunway with Sunway PJ.

Condo... I have no comments... But IF we are referring to landed new launches, concept and offering in Cyberjaya is comparable and if not, is better than most of the offerings at other places...

Eventually for prospect buyers, they need to look whether at half empty or full glass.

They can look to snap latest launch for 2014 developer price or the price may drop further and look at elsewhere or hold their purchases.

Price push only works when market is bull and many herd/kiasu mentality... Actually price push is coined by existing owners... Classic case like Setia Alam (Sara) to push for hype.

The 1700sqft I think is nett build up... Also to increase BU... Owners can just cover the double volume... Can increase 200-250sqft usable space.
