Signed spa . 48months project, 2 years warranty.

U can see the tiles, switches, locks and other materials that will be used in the Sales Galery. I must say its a disappointment that the final material is quite different from the show unit, take example, the bathroom and kitchen tiles are nice (in showroom) but the final one was so plain without design.

This is really potong stim, considering u are buying 800k (and above ) units and its quite basic and plain.

Wct has a long way to learn if they wanna build a good brand name especially in the area of high end condo. I hope they read this post ! Huge disappointment on the differences between showroom and actual material !

Yes , thought of Rainz too. But personally didn't like the fact that it was sandwiched, and there are 4 (or more coming up) diff condo there. Just personal preference .

Nowadays developer is also smart .. such details will not be in SPA, even the additional fitting (i.e free washing machine, aircon), the details (brand, product) are at developer's own discretion.

btw.. any FB/whatapps owner's group for this project ya ?

There are two extra consent letters :

1) one is to consent the developer to undertake loan falicity based on this project (your screenshot) my understand is that the drawdown from our (purchaser) , can disperse directly to the developer's loan bank, with a capped limit.
This one I signed , as I don't see there's any alternative to move forward.
Another reason I signed because in the SPA (forgot the clause again, it is already mentioned that the developer SHALL undertake another loan facility ...,, ), so the consent letter is consistent with SPA.

2) another consent letter is to grant developer right to alter or modify the layout, design, etc etc.
This one I DO NOT sign as the words used are basically providing blanket approval to developer to modify or change the condo, the unit and everything else without seeking consent . The words used in this consent letter does not support the original spirit (i.e forgot the clause in SPA where the developer may have to change or modify certain construction as required by Approprite Authority, example bomba , dbkl and etc ) . I feel that there is a risk where this consent letter can be mis-used. And hence I do not sign. Lawyer noted this and did not pursue further.

Yes, there were material samples showcased in the Sales Gallery, you can get to see the tile (size, color, surface), the main door and room lock , the room electric switch buttons, the cabinet wood used.... I didn't notice the sanitary wares. They are just located next to the main model that's located at the central of the gallery. They also put up the brands...but I didn't manage to remember to snap a pic.

If u go there again, do ask from the sales marketing personnel if they didn't explain. Then u can compare the showroom setup and material at the back of the Sales Gallery - I find the it strange as they didn't really tell you about the showroom until I asked. Maybe it was a junior marketing staff. You get to see the layout and sample of type A, C, D.

Same as my understanding ... These are proposed infra, but not committed or written black and white.

From a general biz point of view, I feel they would put priority on the access on the main piece of land (not R2 - Waltz) bcos without a good access basically the main project (mall, offices residences ) on the OUG side of land can have direct impact .

Personally I'm not putting high hope on the access roads on the R2 side bcos if I'm a developer then my priority remains on the OUG side of the land access. I feel some of the proposed may materialize , but possibly not all.

Been there again, and found some units got "released" (previously red - not avai)... it looks like every project got this marketing tactic.

link bridge to the Awan Besar LRT ? I personally think very unlikely, for the 1) distance cutting across Kesas, 2)actual demand . link bridge to OUG/Shopping mall side ? This one showed up as "proposed" in the model, so it's a non-commited infrastructure. This certainlly add a lot of value to the residents as residents would like to walk over to the OUG shoplots (restaurants) and potentially to the future OUG paradigm mall , since R2 Waltz Residence is supposed to be part of the OUG paradigm master plan. Again, this is "proposed" as far as I am aware.

bro... nobody has that answer.... and don't think if developer tell u the sales chart, u would want to believe 100% also. same to all developers and not just this.

i think the key is if u decide if you are interested or not, for own stay or for investement (each has diff consideration), don't let the sales data influence too much. i think this thread has got most, if not all , infomration needed, and between this thread and skylux thread there are many useful comparisons too that can be used to help make assessment.

Yes, if you follow their stock report and news, the maill will not happen anytime soon.
At minimum, you would expect for Pavillion2 to go full force first only to see the Paradigm OUG starting their journey. This would be a long term plan (for them, also for anyone who will buy this project). Nowadays, not much capitcal gain can be expected.

If they can launch or soft-launch R4 by end of the year, then I would say they exceed my expectation

PV2 will get the first taste and advantage to be the first mall around this area.
Paradigm OUG .. given that the market outlook, their company status (trying to do Reit and reduce its debt ratio, etc) .. I would think the mall will be very slow, maybe in 2021 /22, but I don't think they will give up given that their upfront investment and their intend to build paradigm brand (they keep the PJ mall and another JB one upcoming).
