how the occupancy down here? pass by just now n i think it will take around 2 yrs to look like a PPR/old HDB etc..

Thanks for the compliments. Just above average, certainly wouldn't consider myself as rich. Yeah, will be very fussy when choosing tenant next year-end. Wouldn't mind settling for less in terms of rental, as long as the tenant is good. Lots of background check and verification to be done.

I'm thinking that it will be the other way round actually. Location is good for those who wanna drive or take the LRT. I'm based in downtown KL and drive daily. Spent about an hour+ from the moment I step out of my doorstep, not too mention the $$$ on the petrol and parking, with the occasional toll if I do take the Smart tunnel route. Looking forward to the LRT once it goes live end Oct. In terms of time, I think it will be slightly better, but cost wise, will definitely be cheaper. Not to mention all the hassle and trouble.

Good to check on d background, cant imagine someone damaging yr unit.. yr floor/block how's the occupancy?

Did by a relative who does mostly for corp clients - offices/retail. Don't think he really wants to do residential, sorry.

Yeap, planning to park there. Nope, slightly diff, Jln Puchong>OKR>Syed Putra>Jln Kuching>Jln SI>Jln Ampang. Occupancy about 30%-40%

Wah still struggling.. sometimes i wonder why many young pipu dnt stay here.. this condo is a good deal fr rental at around RM1.1k partly furnished.. The highways i gave i think are the ones near parklane.. brows.gif brows.gif

this type of development is good as starter homes..
later one can upgrade..

yes, it maybe too much of a mixture in residents for some but no choice build your oasis within your 4 walls..outside no eye see..

Expect it to be at 70~80% by year end. LRT going live will really help a lot too.

Quite a number of youngsters spending big money on their reno, some even up to 60~70k. Based on the pictures, pretty much looks like it. True that, to this development being a starter home.

for starter homes, for me personally at least, I wont spend that much since I don't intend to stay there forever..
just the bare minimum..
better save my moolah to invest in more props and for upgrade

Clean, simple bathroom - XXXL mirror from IKEA, only RM155, stainless steel bidet - RM120, cup holder, hand towel rail and the glass shelf - should be below RM120 for all 3.

Balcony - decking from IKEA - RM260 (RM65x4), riverstone - RM30 perhaps?

Your contractor install for you or you do it by yourself? (is it easy?)

And how do you plan to maintain it? Can clean by normal mopping? Looks like a lot of grooves which will easily trap the hairs or dust.

DIY. Yeah, RM260 for the whole thing. Water can still flow at the bottom, there are plastic grooves beneath it. So can easily just splash water over it from time to time to wash it. Alternatively, can just lift it up for cleaning, 1 minute job to lift all the pieces up.

Anyone notice the management hired indian gangster for security in parklane?saw they beat up al ibrahim maju restaurant owner at block D last week causing a bad injury .Heard from business owner they also collecting monthly protection fees from business owner there .
