For traffic light, can take the backeoute to bukit jalil to Kesas, occasionally also jam at Bkt jalil.

For parking, quite standard for higher rise, esp now 50+ level, the car park even higher some with car elevators… really crazy. Building car park is a challenge to developers cause those floors do not earn money …

Some of the things mentioned by agents can be taken with a pinch of salt, could be said with the intention of having you to give a lower asking price for easy sale.
Well not all things from agents are illegitimate, however you know best the values of your house, especially if you are living there. smile.gif

this price could be the lowest market price before covid, agent didnt lied (i believe la,agent sell higher then can get more commission).

and 500 psf is medium price only, which mean half of the ex-owner trade above 500psf.

please spend time watch that youtube battle royale if possible, it give you more confident on this location, the new apartment/condo build after parklane none of it are trading below 500psf, and those new build are trading at 600-750 psf with just less than 5km radius away.

if you can hold , suggest to hold longer abit until next buyer realize the value, wait until those new development completed, the picture will be even more clear.

This transaction price refer to SPA price, sometimes agent will help you to inflate your price to ensure that your 90% loan covers more then then downpayment + other fees.
Anyway 300+ transaction is quite good number, but honestly its not that hard to get below 400K nett purchase for OUG, but your SPA will show 500K or something lah.

Of course alot of agents are dishonest, but please bear in mind, if 70/80% of the advert show the price is around 350k..please dont be delusional. Put advert also cost money..nobody has the free time to entertain someone with 350k budget then suddenly you mention the house is 450k..waste time only aiyoo

Just sold off a unit here at 380K only despite fully furnished. What happens is that once both buyer and seller agree on the price, the agent and lawyer will help the buyer create a 500K+ SNP and apply the loan to cash out money. The seller will get back the agreed 380K, while the balance goes back to the buyer. All the transacted 500K+ SNP prices you saw, most likely are done in such a way as the "local OUG Parklane agent" always use this method to close deal.

Frankly speaking, this place is not bad at all but I doubt it will appreciate further. Having said that, still a good property to rent out if you bought it slightly over 300K from developer in the first place. Decided to sold it as don't want to have the hasttle of being landlord.

Basically for people to cashout their loan … since mortgage interest lower … kaotim bank & valuer … it will become a bubble eventually …

You can pay property managers a monthly fee to manage the hassle out for you, some I know charge 200 monthly per unit which come up to 2.4k annually

I know quite a few landlords who do this as they don't have time plus they know their profit plus appreciation will be more than 2.4k a year

Single bidder won unchallenged at reserve price 278K.

Good catch?
Plenty more lelong units in the market at the moment.
