usually the earlier u rent out, u can get higher rental. if wait, tenant have bargain power coz they have many choices to choose.

hehe u need to ask to the potential tenant then only can do some strategy. But if want fast simply put below market value for sure someone will grab. Personally i dont like to put below market value.
