Can, there are 2 ways ie via PH interchange & go to Persiaran Petaling. The other way is via USJ interchange and then access via Shah Alam

Bro, how far is this GEO from KESAS? Looks quite near, around 100m? Some more very high density leh more than 800+ units! shocking.gif Plus points are it's near Aeon Big & Columbia Asia hospital.

Too high density not good la, the mgmt co may have problem collecting the maintenance fees! sad.gif Of course high density means each owner pay lesser maintenance fees but the risk is more will be bad paymaster then pening kepala for the mgmt co!

Some forummers mentioned about high rise being untested in Bkt Rimau, well just look at PH, their high rise Putra Residence, although not the 1st in PH (probably considered the 2nd after the condo in Kingsley Hill launched earlier) sold out in no time! thumbup.gif I believe there will be market for high rise in BR as the Gen Y may prefer to stay in high rise & enjoy the facilites and most probably the FAMA will provide the funds & are staying in BR also! brows.gif

The exact location of this property at Section 27 Shah Alam, not Alam Megah, if anyone know Sharp company go straight and it will build at the location about 700-800 meter away of Sharp company, currently is empty land.

Also this condominium is opposite the housing area call "Laman Seri", go to Alam Megah still need 5 minutes drive, need 10 minutes drive to reach Putra Height Giant.

Unfortunately about LRT station it is not 800m it is more than 1.5km, why say so, because the station will build at Putra Height 2,3 area. Next to the Taman Bunga Negara and need to take about 10-15minutes drive to wait for traffic lights to reach there.

What I mentioned is 100% confirm because I stay nearby the area and I understand the location.

How's the surrounding area and traffic? Don't think nearby got any high rise building.. But its accessible to Kesas and Elite as well

the site seems to be the patch after SMK seksyen 27 ...the empty land opposite the mosque and behind the school padang

dont think so ..this station is the one beside putra height chinese school
this should be access via jalan bukit dukung 27/16 ..the school should be just after this station
surrounding area is light traffic with serene and peaceful environment ...but house value wise is not comparable with putra height ..dif as high as twice in value

the project can benefit from this station but walking wise still looking at 15 -20mins easily

The station not accessible by walking distances, even another station next to the bungalow and the school road to there has been block, anyone who live near the area should know fom sek27 until putra height it is seperated by the high electric tower, the area mostly was oil palm field, now is small hill. Need to climb up and walk pass grey area of the high electricity tower only can reach the station.

Come back to the condo, it is facing the street density is low next to another apartment, kesas or elite highway is very near. Location is good, not too far away from puchong and usj.

Opposite with 99mart, 7-11, 24hour dobby shop all walking distance 5 minutes. Kfc need to take 20 minutes walk. But restaurant is very limited, need to drive. The area mostly Malay, every Thursday have a malay style pasar malam near flat proton also walking distance.

I will try my best to take some photo, to give better picture to anyone who interested. Frankly speaking, if you have 600k budget don't go for this condo. It is overpriced. Because double story near the area selling about 500-650k 22×75 (15-20years free hold property). If 400k still able to be consider.

in fact you have plenty to choose from with that kind of budget in alam megah ...property is quite old..but u can reno as u wish with approval

only drawback its still shah alam address, with low resale value...good for own stay only

as per gloria mentioned...if u dun mind slightly further and with a car...everywhere is convenient as mentioned ...short drive to sri muda, bkt kemuning, kota kemuning, kesas to subang/sunway, usj from bukit saga, elite exit in putra heights, alternative to usj via putra height and towards puchong too ..all within 10 to 15 mins radius
