I have not yet moved in as my current job required me to travel outstation most of the times.

I bought this because I still have trust in UM Land development plan. My other unit under UM Land in Seri Alam, Johor. The town was vastly develope by UM Land compared to Pasir Gudang. It starting to have only McD & Tesco Seri Alam back then, now everything is there. Even Pasir gudang people do come to seri alam most of time.

TQ ayam for your feedback on the workmanship and quality of UMLand. Hope all goes well for me too.

For my case, my agent do inform me upfront before visiting the site that this project is Semenyih South, just after the border of Selangor. I hesitated in the beginning but since this will be my own stay(at least for the next 15 years), it's fine I believe. Just need to embrace the travel duration and hope it's more accessible in the future to shopping malls, groceries, schools for my toddler, etc.

I bought Balsa, the one with the internal courtyard. Even up untill now, im still unsure whether i made a correct decision or not.

Right now im staying at my condo at bandar sri putra, which is very convenient in term of kindergarden and school, commercial area,place to eat all in 5 min. Accessibility, every where to go bangi, ioi, nilai, kl within reach within 20-40min.

but since my wife want a landed house, that the price range that i can afford, hopefully commercial area in eco majestic fast booming, even so to go to south creek already take 7min, 10min++ to those commercial area.

In year 2020,there will be aeon and mcd at eco majestic, about 10 minute from here

Actually it really depend on your own life style. Some people like to live in city. Everythg is near but the bad things was vehicle exhaust, full parking lot, bumper every 50m , traffic light etc. Like here.. is more than village style, everywhere green and early in morning it was so cold however every you need is quiet far away...there is pro and con on the same time..there is no place got only pro and no con..that normal..for me, i just want a petrol station , mamak , dobi , 24 shop (7eleven / speedmart) small kedai runcit, masjid.. that should be enough...

Suggest u the setia ecohill playground (taman) kinda happening on weekends morning for jogging. In evening full of kids, nice environment.

I like the road condition (not sure if all the roads are the same in the area) and greeneries there. Unlike city centre where most of the roads have potholes.

Btw, any idea if the guard house will be using card or RFID like Eco Majestic?

Dont think so will be using RFID since it will be a cost. Now also you can see that albury1 not 100% house are occupied yet..later it hard to force owner who buy for rent and flipped to pay monthly security. End up those who are living here will need to pay high..think card should be efficient

You are right. Card is sufficient and RFID is more on convenience which also comes with a price. Hopefully overall monthly security fee for Woodbury will not be more than RM100 per month.

It reallydepend on the community itself. After 2 years free maintenance. The community will decide the tender for security and maintenance as UMland already handover to the resident..

Hi all, semua buyer woodbury bayar 3% downpayment ke?
ke ada yang dapat 100% loan?

For this project HOC only qualified free MOT & stamp duty? They don't get discount? I heard from other projects, they got discount up to $10k because of HOC.
Correct me if i wrong.

I noticed a new advertisement from agent, now they are giving 100% loan to finish off the last 20 unsold units.

Hi, im one of the Woodbury buyer. For my case, I just need to pay 2% downpayment only. See below for the breakdown of where the 10% downpayment goes (90% loan)

5% rebate if these criteria met: 2% rebate if able to submit full loan documents within 7 working days from booking date, another 3% rebate if execute loan LO within 7 working days from the date of bank LO issuance
2% cashback after VP / can be converted as DP also
1% cashback Ramadan offer after VP / can be converted as DP also

The last 2% is the downpayment you would need to pay.

Actually this info is provided by agent. He/she will give you a paper of this breakdown and what is FREE for HOC. The total fee included in HOC is worth about ~RM20k. Good thing we don't need to pay any of it.

Just booking fee RM500 + the 2% downpayment.

For me, im only need to pay rm200 + rm3000 but all these money will be refund later, and i make loan 377k only for balsa..

I received that letter already..and also letter from umland to lppsa to inform that i have settle the 10% of the payment
