The 10ft backlane is standard and you see it narrow mainly because the house built up is maximized with footprint extended to the edge.

Malaysians generally like to extend their house to add more built up and developer has done that for them, even more crucial for strata as no external extension is generally allowed.
*
yeah 10ft is quite standard here in most developments, its neither too large nor too small, but the feel it gave will be small since its exactly 10ft from wall to wall

the initial period will be governed by developer before handover, if a lot of ppl actually request for some extensions, they may consider to approve or even to have a few standard designs to be used for the extensions even though its strata, namely for the back to even maximise the ground level and and car porch roof laugh.gif

What if the fire break out in the middle of the row, are the fireman going to pull water hose all away from the corner? or the fireman using motor bike to go in back lane?

I like this development also, big build up and looks really nice also.. just that after some forumer pointed out, then only i realized the condo are really close to the house... too bad...
*
im not sure about the fire regulations, but if im not mistaken they have a limit on how long a row of houses there is until a break is required hence end lot unit is there, and that either a minimum 10ft back lane or none at all like those link semi-d where a "bungalow" splitted into 4 houses where min 10ft of land required at the side for semi-d...and nowadays there seems to be a gate at the back lane to restrict movements, not very sure does it comply with any regulations or not but neighbours nowadays are more concern with thieves and robberies more than fire breaking out rclxub.gif

Units facing condo will have more parking spaces infront and wider backyard since no other house back and front. Plus easy to lookout for the kids playing at the playground bcoz not so far from their window. Some buyer prioritize those things before go for view and lighting.

Developer start to built the playground and the green area yet? Anybody can share playground progress..
*
The area still remained as a dumping/storage ground...

Gentle reminder to ur belongings in car..other projects bangla looks suspicious..

Hi guys, I passby lake point residence ("LPR") yesterday night as I was in cyberjaya for my friend's open house in setia eco glades. I noticed the road leading to our house namely "persiaran sepang" was slightly barricaded (but the gap was big enough for cars to drive through), the surrounding was pretty quiet since other projects are still on going and it's quite dark around LPR. My point is, if vp by march, how many of you will find it safe to move in?

Also I noticed the fence surrounding LPR is pretty low, and I was previously told that it should be a wall instead. I also expected the wall / fence to be higher for safety reasons (something similar to that when you turn into setia eco glades when driving from LPR's direction). Anyone have any idea if our developer plans to build a higher wall around LPR aside to the current fence? Any thoughts will be welcome, thanks!

Was told the current fence is temporary...final fence/wall not sure yet..

is that still within the time frame stated in SNP?
the progress seems to be pretty fast to me.
*
actually its considered to be normal to a bit slow already ...landed only need about 2 yrs or slightly over to complete..in which it was actually completed in about that time frame since dec 2016...but they take their contracted 3 yrs sweet time to touch up and all ...and also the slowness in getting the ccc ...

opposite lakefront villa already vp in progress and only started building when their timeframe is almost up (4yrs contract)....now thats fast
