why don't you just get MK Astana bro? got 2000sft units.

from your report, basically, i think the Kiara park guard need to buck up their service .  icon_idea.gif  icon_idea.gif

i notice you keep checking the density (no of units / land area).  brows.gif  brows.gif

one question. How the hell did you manage to get their sinking fund balance? you went to the office and ask for a copy of the annual report?
No la the guards are quite good. But im not sure about tis incident.

Hahaha no la I think the security is ok, maybe he went toilet for a while, he was back when I walked out tongue.gif

Yeah density and management income is crucial for condos. Must be enough for up keeping. Too low means you need to pay more in future, too high means too crowded.

They confidently publish their financial statements on their notice board. It's nice.

Actually I almost bought MK Aman 2163sf. Wife stopped me after viewing. 1.3mil for a condo, at that price we can go for landed corner with a bit of traveling. So back to searching again. No rush la, may wait till the next recession only commit. :-)

How about you? Eyeing on anything? For own stay or investment?

I'm eyeing MK Damai, but no more bullets le cry.gif . I guess you can say its "own stay". others i'm eyeing is sri penaga, sri kenny, kiara park, MK palma. eyeing is free drool.gif
1.3m landed corner with G&G? where? those early phase house at mutiara damansara? i think BU still can get an old terrace for 1.3m?

Comparing aman and damai, damai is definitely more worth.

Look at that land size, after 50 years, all Damai owners will be billionaires for sure. Hahaha.

But the layout for the 2272sf of Damai is not as good thou, unless you break the kitchen wall and make it open concept.

never think so far, 50 years. yes, the low density is nice. 230 unit 8 acres. i thought the 2272 sft unit is not bad layout? my friend said she preferred the 2272 sft one to the 26xx sft one (i forgot what reason she give.)

No la, of course not mutiara damansara.

You missed "with a bit of traveling" haha.

I'm talking about bukit Jelutong, denai alam and elmina tongue.gif

1.1M++ mutiara damansara confirm can get a 20x70 (intermediate) old doubel storey terracehouse (first phase). it's next to the roudnabout. it's gated .

Yes I went to check out, but 20x70, size is too small la.

For terrace house, I like at least 24x80 then only nice.

yeah it's a bit small. BU is less than 2k sft. but it's walking distance to the curve!

For condo, I like all rooms hidden at one side. You know what I mean? Damai's room is everywhere. But I love the building, facilities and design. It's definitely stays in my shortlist.

Maintenance fee was increased in 2013 (after 8 years) to 0.29 cents psf which is among the lowest in TTDI.
Correction: Its 0.25 cents psf not 0.29 cents.
