I just talk to Pr1ma. Project will be on going but they might rebrand Pr1ma. Laywer for this project is Kamaluddin Ross & Co.

Responsible person: Salina Rahmat <rsalina@kamalrosslaw.com>
Number : 03-4044 2240
*
I believe they have a few solicitors responsible for certain units for this project. Not all our lawyers are the same. Its will be difficult and extremely slow if a single Law firm working on all 900units. Info@pr1ma.my are quite responsive, try emailing them if you have any doubt.

The pr1ma lawyer for my unit is not the panel lawyer for Maybank. I need to deal with the lawyer (bank) myself.the bank gave 2 lawyers to choose. Do i need to do myself or the bank suppose to do actually?
*
Try asking the bank officer you are dealing with to settle for you. Usually the officer will send the letter offer you signed to their panel lawyer and they will frame out your loan agreement. Later the lawyer with alias with the SPA lawyer of prima to sortéu out your spa agreement.

Have u received the quotation for legal fee s from kamaluddin & ross? The lawyer said they charge 1% of the loan and another charges which cost around another 1%.so i can say the total is about 2% of the loan.this is for loan documentation legal fee.

Not sure about the snp legal fee.free for first timer but what could it be?another 2%?🤕
*
If Im not mistaken snp fees(lawyer and disbursement fees) are all covered by PRIMA. Probably you will have to pay for stamp duty which could be waived if this is your first property.

Hi

My loan was just approved for 85+5 from CIMB for unit c

What's the next step that I need to take?

How long do I have to settle the remaining 15% to pr1ma?

Can I pay periodically as the construction starts?

Will pr1ma absorb the lawyer fees, spa fees?

Pls advise
*
(AT MY BEST KNOWLEDGE!!) CIMB will call you soon to sign the offer letter soon. Once you have signed, they will ask for you whether you wish to do your loan agreement with your own lawyer, cimb's panel lawyer or Prima's lawyer. Once you have decided they will send the offer letter to the respective lawyer to frame out your loan agreement. At the same time, please ask the bank Officer to send a copy of loan offer letter to Prima. If they cant help you, worst case you get a copy of the loan offer letter, scan yourself and email it to Pr1ma . You can simply send it to info@pr1ma.my. Once all this done, the waiting begins. Zzzzzzz until the loan agreement lawyer or Snp lawyer call you to sign the agreement. As far as I know you will be required to make the downpayment 15% within 1 or 2 weeks of signing the agreement. Instalments are not allowed.

Some advice: 1.Never make any payment to anyone expect lawyers or Prima itself. If possible never cash, prefer online transfer or bank in ATM. Usually you will be requested to pay loan lawyer fee and stamp duty within few days after you have signed the loan agreement.Dont pay before that.
2.Which lawyer better? : Own lawyer :May give you discount rate or might do it for free. Bank lawyer: Maybe faster as bank will liase with them however sometimes the terms agreed are more infavour of bank,so before signing check all the terms. Pr1ma lawyer: Easier for you as you dont have to meet 2 different lawyers and can sign both agreement together.
Feel free to share any extra/new info smile.gif
