The issue with Pr1ma is mismatch of location, product and pricing.

In my book, only 1 Pr1ma development worth a look.

There are not many Pr1ma in Klang Valley at first place. Nevertheless if you are qualified for Pr1ma, my 2 cents observation of this Pr1ma Brickfields

Pro
1. Reasonable density even for affordable housing. 920 units on 5acre yield less than 200 units/acre.
2. One of the lowest PSF in Brickfields with less than RM400psf. Even the 20 years Menara Pelangi is asking more than RM500psf in subsale.
3. Walking distance to Bangsar LRT Station, approximately less than 5 min away. The elevated bridge@ The establishment is open for public use.
4. Reasonable good size, unit layout and block spacing allowing cross ventilation.
5. Very decent lifts ratio for each block (5 lifts for block B & C and 4 lifts for block A). In general 920 units with 14 lifts translated to 65 units/lift
6. Low maintenance cost due to (lack) no swimming pool. The maintenance fee is RM0.15psf. For 800sqft, the maintenance fee is only RM120
7. The obvious is like cross proximity to amenities, access to Jalan Syed Putra/NPE/Tun Sambathan etc.
8. Very limited affordable housing in this part of Klang Valley versus say Cheras, Kepong, Sentul

Cons
1. Leasehold
2. Not the best location of Brickfields. Anyway if The Establishment is price at RM1k psf and Sentral Suites at RM1.2k paf, just discount the Pr1ma accordingly....
3. 5 years Moratoriums from strata ready for sale
4. No swimming pool. just basic faciliites (surau, halls and futsal court)
5. Risk of execution and completion. As per news, it seems Pr1ma is running out of fund and question whether the contractor (MRCB) will receive payment from Pr1ma
6. Surrounding that not so appealing. At one time, the flats nearby was pretty famous for KFC activity. It seems that they already left but this couldn't be verified.
7. Few upcoming under construction around Prima. Will be noisy and dusty for next 5-10 years
8. Unappealing demographic where quite handful of foreigner workers stay at flats scattered around that work in Brickfield commercial area.

Another Pr1ma to be considered would be Pr1ma Jubilee.

Solely from the photo, Unlikely can be completed in 2021. Will be probably end of 2022. Unless out of sudden MRCB is on steroid. Even their Sentral Suites progress seems slow.

Assuming first batch buyers signing in mid of 2018, these buyers should enjoy 1-1.5 years lad.

The first Ballot was performed in March. 2018 and assuming first spa signed in July/August, this project should be completed in 3rd qtr 2021. Coupled with covid act where developer is given extension up to 9 months, the developer should be completing the project by end of 1st qtr 2022 to avoid any lad payment. Looking at the drone shooting, most likely will be well delayed.

However the building is only 28 storeys (24 + 4 storeys carpark). Unlike many developments with at least 40 storeys nowadays. Will able to see how much the construction is delayed by seeing the progress at end of the year.

If this Pr1ma Brickfields is completed, the buyers sit on goldmine whether as investors or own stayers. Location is in midst of everywhere and accessible via LRT, walk and road network. Via internal roads, it can bypass the choked Little India street.

The existing condos around Brickfields at least around 15 years and new one such as Sentral Suites at least from RM1100psf. Yes the facade seems to be quite modern with large opening for windows.

The only complain I think is the surrounding can be non appealing with aging low cost flats around Pr1ma but that is the small price to pay to reside in mature Brickfields. Also similar to PPAM Sofiya, there is no swimming pool but offset with affordable maintenance fee.

It is not exactly government housing. Affordable housing yes. I saw the spec is quite good with laminated flooring and porcelain tiles. Glazing is considerably big.

Surely a lot ppl will eyeing auction.....

The truth is considered risky to buy Pr1ma development as they really have many delayed projects. Some projects cannot even start and cancelled.

Glad that for this Brickfields it is not turned out half abandoned otherwise will be eyesore.

On other note, Pr1ma Brickfields is one of the best facade looking if not the best looking affordable housing in KL.

PR1MA Brickfields not completed, so no way can get CCC. Btw, CCC issued by professionals (Architect etc) not by local authority....however local authorities such as bomba need to inspect the development...

The way you described PAD structural not sure does it make sense. Usually the sound will permeate through windows, doors. But if the whole unit stay almost soundproof throughout alarm, that's something amazing and not sure any developments in KL (even luxury condos) can rival it. Even luxury condo with private lift lobby when lift arrives( bell ring) , we can hear it. But I do not think that can describe Pr1ma Brickfields has inferior built quality just because can hear lift alarm from inside of unit.

Like you say, no need to take your post seriously as it lacks any substance.

It is in SkyWorld website for Expression of Interest

But I am guessing the demand will be super high based on developer reputation, location, tentative price and above all so limited unit available for sale.
