What developent worth a look?
There are not many Pr1ma in Klang Valley at first place. Nevertheless if you are qualified for Pr1ma, my 2 cents observation of this Pr1ma Brickfields
Pro
1. Reasonable density even for affordable housing. 920 units on 5acre yield less than 200 units/acre.
2. One of the lowest PSF in Brickfields with less than RM400psf. Even the 20 years Menara Pelangi is asking more than RM500psf in subsale.
3. Walking distance to Bangsar LRT Station, approximately less than 5 min away. The elevated bridge@ The establishment is open for public use.
4. Reasonable good size, unit layout and block spacing allowing cross ventilation.
5. Very decent lifts ratio for each block (5 lifts for block B & C and 4 lifts for block A). In general 920 units with 14 lifts translated to 65 units/lift
6. Low maintenance cost due to (lack) no swimming pool. The maintenance fee is RM0.15psf. For 800sqft, the maintenance fee is only RM120
7. The obvious is like cross proximity to amenities, access to Jalan Syed Putra/NPE/Tun Sambathan etc.
8. Very limited affordable housing in this part of Klang Valley versus say Cheras, Kepong, Sentul
Cons
1. Leasehold
2. Not the best location of Brickfields. Anyway if The Establishment is price at RM1k psf and Sentral Suites at RM1.2k paf, just discount the Pr1ma accordingly....
3. 5 years Moratoriums from strata ready for sale
4. No swimming pool. just basic faciliites (surau, halls and futsal court)
5. Risk of execution and completion. As per news, it seems Pr1ma is running out of fund and question whether the contractor (MRCB) will receive payment from Pr1ma
6. Surrounding that not so appealing. At one time, the flats nearby was pretty famous for KFC activity. It seems that they already left but this couldn't be verified.
7. Few upcoming under construction around Prima. Will be noisy and dusty for next 5-10 years
8. Unappealing demographic where quite handful of foreigner workers stay at flats scattered around that work in Brickfield commercial area.
Another Pr1ma to be considered would be Pr1ma Jubilee.
