Not sure how long would it take for you to walk to MV but you can actually walk to LRT Bangsar from here. It is not that far Pr1ma Brickfields, Anyone have any info about this?

QUOTE(joeaverage @ Apr 6 2018, 11:58 AM) i thought so too.. but when i spoke to the Pr1ma rep last wkend - he said not walking distance. hmmm... I actually went to the area to look at the distance. It is walk-able, for me. What worries me more is on the safety part especially when you're coming back at night must go test it out. QUOTE(DesRed @ Apr 6 2018, 12:55 PM) From the number of times I drove to MV, I don't recall seeing any sidewalks heading in that direction and I doubt it'll be a comfortable walk even if there is. I agree with you where there's no comfortable walkway to MV. You can walk to LRT Bangsar without going through Alila. After the Kompleks Kakitangan Awam (KKKA) building (the white building in front of PR1MA Brickfield development), there's another pedestrian bridge crossing over KTM and straight to LRT Bangsar. The other way to get there is via the link bridge connecting directly to Alila/The Establishment nearby for a comfortable walk to the Bangsar LRT station, then take the LRT to KL Sentral and interchange to the KTM to go to the MV station. A bit of a zig-zag way to get there if you ask me. If you commute daily using LRT Kelana Jaya Line, you can actually see PR1MA hoarding just before Bangsar Station (assuming you are heading towards KL). QUOTE(seahorse85 @ Apr 11 2018, 07:10 PM) Maybank offers 106.99% loan including MRTT premium and legal fee. How much are MRTT premium and legal fee in specific? If not much, then I do not want to take a big sum of loan and end up paying higher monthly installment. For MRTT, bank will take additional 5% of selling price for 35 years (If I’m not mistaken) as your premium with some calculations. If you choose not take that 35 years period, you can reduce the years by telling the loan officer, say you want 20 years. Which also means you can reduce your MRTT premium. Bank quoted my MRTT premium is about 19k Sorry, a bit clueless about property buying - First-timer. |

QUOTE(seahorse85 @ Apr 11 2018, 11:48 PM) Holy! Mine is also quite hefty; around 12k++ . I know right... this is because I chose type C. So selling price is quite high also. If you really want to reduce your MRTT, maybe can try to ask the officer to reduce the year coverage?I asked if I can get the loan without MRTT. The loan officer informed me that it is compulsory for pr1ma housing. Hurmm.. |

QUOTE(fararawr @ May 16 2018, 11:19 AM) MBB gave the lawyer's phone number for snp. Already called the lawyer to inform about loan approval but the snp documents not ready yet. Once documents ready, they will inform for signing of snp. You are quite lucky. My bank didn't know who the lawyer is. I have emailed Pr1ma using the specific email in the OTP letter but didn't received any respond. I've emailed their customer service info and it took quite awhile for them to respond. I've called their customer service center and they gave me 5 contact numbers (those in charge of this Brickfield project) and my call couldn't go through any of them. After few rounds of emailing their general email, finally they replied my email with lawyer's detail.Lucky that the lawyer is quite easy to deal with. The lawyer is saying that they are waiting instructions from Pr1ma before proceeding with SnP. |

QUOTE(bunyip @ May 18 2018, 08:19 AM) Try sending them email through their general email. It seems their response in the general email is better.Lawyer told me that they are going to prepare the agreement. So, since they are going to prepare the agreement, does that mean that the project is still moving? |

QUOTE(bunyip @ May 18 2018, 11:06 AM) It sounds ok but i am afraid it is going to be 'terbengkalai'.there is still unclear who is actually the developer.might be someone/people involved in "messy" thing which is related to current investigation. I understand how you feel about it. Kinda feel the same way. Anyway, we know that the developer is PR1MA and the design and build contractor is MRCB. But yeah, hopefully it is still the same and nothing will be affected. There is a clause regarding 'terbengkalai' house where it is consider as criminal offense if the developer left the project abandoned. PR1MA is more like government agency and not private developers. So it is harder for them to run away? This is my opinion Also, there should be a clause in SnP where the developer has to deliver the unit within 36 months (3 years) from the day the SnP was signed if I'm not mistaken. Or else, you can sue/claim for late delivery or VP. Nevertheless, I can't say that I'm not worried, I am. I guess I'll just hope for the best. After all, it is part of the new government manifesto to give out affordable housing right? |

QUOTE(kavidharan89 @ May 24 2018, 06:23 PM) I believe they have a few solicitors responsible for certain units for this project. Not all our lawyers are the same. Its will be difficult and extremely slow if a single Law firm working on all 900units. Info@pr1ma.my are quite responsive, try emailing them if you have any doubt. You are absolutely right. I have been appointed to a different lawyer as well. Even on the expo day itself, there are panels of lawyers presented. |

QUOTE(fararawr @ Jun 2 2018, 08:57 PM) Hi. My snp lawyer called yesterday and she said theyre in the process of preparing the snp documents and maybe I can sign the snp by next week. What should I know before signing them? Mine says that since the last 3 weeks. Still pending. Anyway, I heard from a friend saying that, if possible get the softcopy first. Check the details, the unit number, the price, discounts, total fees, names, contracts, conditions etc. And check your layout as well! There are lots of things but if you can get it first hand before signing them would be great. |
