The price of the units to be launched start from RM708k and above.

As you can see below, Mellowood, Stoneridge, Noblegate and Velveton are the remaining plots of land for residential purpose. The whole EM is big, spanning 1089 acres with GDV of RM11.14 bil to be developed in 10 years.

They fence up the perimeter of each precinct. As you rightly said, only residents of Cradleton can enter Cradleton.

Oh yes, it's the East Gate. The Lekas-EM interchange will lead you to the Silver Square, ie the commercial area at the Sourthern part of EM. It depends on where you are coming from - if from the KL area, then I think entering into SEH-Lekas interchange and then drive in to EM through the red carpet is perhaps shorter than using the EM-Lekas interchange. But in whichever case, definitely better than driving along the busy Semenyih road. In terms of distance, from which point are you referring to? Sam kor (Samkps) is like the earth worm in Sementih - he can give you a more accurate calculation and time needed to travel to Semenyih tongue.gif

Yes, you are right that this has been discussed numerous times before as the new buyers seeking advice here. There are couple of things, in brief: EM is a strata-title development which in general should give you better control in terms of security, maintenance and the facade & landscape of the community, the spec is generally better (note: the built up of EM is mostly larger based on the plan, though some may feel otherwise after the visit to the show units), the nicely designed landscape in each precint, and EM township comes with commercial centre at Silver Square (note: SEH's commercials will mostly located at SEH2). Notwithstanding the above, SEH has its strenghts too. SEH also has 10 theme parks, the PARC and it offers a cheaper entry point (vis a vis EM) for a good township.

It is just a matter of time.

I think for this township to be successful, the success of the commercial areas are very important as this is supposed to be a self sustained township. And once the commercials are up, it takes lesser effort to make the residentials up. But I think EM needs to form a team to help bringing in quality and good mix of tenants to make it a success.

I didn't bring my measurement tape during my visit. If the actual unit is really short of 2ft vis-a-vis the plan, that's very serious and should not happen to a big and well known developer. hmm.gif hmm.gif

Btw, 2D is 35'×80'. You may have either made your typo mistake here or in your actual email to EM.

Instead of getting the 2D purchasers together which is a difficult task and time consuming, I suggest that at this stage you talk to EM and see how it goes first. If they can give you a solution, then you don't need to go through the hassle of gathering the purchasers. What do you think?
