Commercial is very diff animal compare to fully residential township.
Residential township grow gradually in every 2 years but commercial needs time but when it happened, it can be matured very rapidly.
It is just a matter of time bcz this is 100+ acres of full commie plus a mall. The shoplots of Ivoris can be a gear up for the gradually increment of Cradleton, Tenderfields and Merrydale and SEH or surrounding residents & folks for visits and once the the on going project by Ivoris completion in 2017 could push up the commie activities.
For the mall, surely the dev able to convince the retails from the network they had. There are also some corporate towers but this is a discussion of future. For shoplots, it needs time to develop but able to sustain the number of houses in whole EM + SEH or even SEH 2, if any.
I can oredict there are surely some major banks would entice by dev for their branch at shoplots and if 2 banks come in, the commie would boost up the occupancy of tenants immediately by large percentage. I noticed it in Setia Alam and Bdr Puteri Puchong.
It is just a matter of time.
I think for this township to be successful, the success of the commercial areas are very important as this is supposed to be a self sustained township. And once the commercials are up, it takes lesser effort to make the residentials up. But I think EM needs to form a team to help bringing in quality and good mix of tenants to make it a success.
