I'm looking to get a unit at either Merrydale @ Eco Majestic or Ceria Residences Cyberjaya. Both are two storey terrace with strata title and clubhouse facilities.

I will be grateful if you could help me choosing which one of the two should I go. I've already done the research myself but any inputs from you are much appreciated.

The price of the units to be launched start from RM708k and above.

As you can see below, Mellowood, Stoneridge, Noblegate and Velveton are the remaining plots of land for residential purpose. The whole EM is big, spanning 1089 acres with GDV of RM11.14 bil to be developed in 10 years.

Hmm, which road and highway u used on weekend and spent 1 and a half hour to reach Kelana?

If weekend, I took just 40-45min max to reach EM from Subang Jaya. No jam and moderate speed. So, reckon if from KJ to EM should be less than or around an hour.

I think Tan Sri will hope the project done well also even Dato Voon and He left.

hi guys.. was wondering since EM is entirely strata... so how they gate it ? they gate the entire EM or they will fence up the perimeters of let say cradleton, so that only residence of cradleton can enter that area ?

They fence up the perimeter of each precinct. As you rightly said, only residents of Cradleton can enter Cradleton.

Yeahh. For residential, total 8 Precincts.

Merrydale is the 4th after Gentlebre, Cradleton and Tenderfields and going to slowly launch until 1st Qtr 2015.

The remaining are very huge parcel esp Mellowood and much future Velveton. They could separate Mellowood into 2 parcels, not confirm yet. Thus all these would be slowly launch from 2015 onwards bcz after Merrydale, it would be commercials.

If not mistaken, only SPS international but no longer related to SP Setia (M)

Thanks Jasoncat. The access road on the right is it the east gate? I understand that there is new intercharge from lekas to em, i do assume the time taken will be shorter than using jln semenyih but what about distance wise, do u know?

Hi bro, yes. That was existing road via Jln Semenyih / Jln Kesuma and link to East Gate.

If to travel to KL, yes, the new interchange could save even a lot of time due to direct entry to Lekas and for first 5 years, surely not many cars. Jln Semenyih roads more narrow and quite a lot traffic lights.

Oh yes, it's the East Gate. The Lekas-EM interchange will lead you to the Silver Square, ie the commercial area at the Sourthern part of EM. It depends on where you are coming from - if from the KL area, then I think entering into SEH-Lekas interchange and then drive in to EM through the red carpet is perhaps shorter than using the EM-Lekas interchange. But in whichever case, definitely better than driving along the busy Semenyih road. In terms of distance, from which point are you referring to? Sam kor (Samkps) is like the earth worm in Sementih - he can give you a more accurate calculation and time needed to travel to Semenyih

Thanks Chris. The distance between 2 EWSG is about 12km via jln semenyih, with the new interchange i wonder whether will shorten in term of km too apart from minutes.

Oh with the real road i can drive or use Google maps to get the actual mileage. Just wanna visualise the benefits of having the new link. I hope that i didn't ask too much 😛

In near future, you can exit at lekas semenyih toll and drive directly to red carpet bridge (i think no traffic light) into EM. The access road under construction can be seen from SEH parc hilltop. This will totally bypass jln semenyih.

This is the 2nd way beside directly thru Lekas - EM exit at new toll.

Both save a lot of time compare to Jln Semenyih and Jln Kesuma - East Gate. Unless coming from Beranang or Seremban way.

One of the reasons we bought due to at least there is interchange direct to LEKAS highway
