how many car parks are they giving?

mus buy carpark i think 18k per carpark.. mus build some bus stop there la not carpark haha.. how to encourage ppl to take public transport if gt no bus near 2.5k condo units with potentially 4k inside and 1k outside haha

payment 10% done end march with signed SPA.
Until now still not received the developer stamped SPA. Developer may be not even sign yet.
Anyone bought this got theirs?
What is the max developer could delayed?
As long as we dont get back our stamped SPA, the timeframe of more than 50months completion date from SPA still not in effect!!

You cant simply cancel the booking.
Need to give 2 loan rejection letter from panel bank.

Anyway, what you guys think about this project?
I like the location pretty much but just worried with high density on this project.
Worry if the area will be massively jam since the surrounding area are pretty cramp.
Do they gonna improvise the road system in surrounding area?
And i also not seen much promotional video/illustration for this project.

Yeah pretty densed condo in a congested area. But the amenities and accessibility to major highways are good. My concern is just the htc. The existing htc is nearer to phase 1, but not sure about the upcoming one. I will take one if the unit ok, but we cant choose our unit

Yeah. I got block C (facing pool side around 20+ floor)
Not bad although i preferred to get unit that facing KL or MRR2.


Anyway my loan just approved with rate of 4.5%/y with RHB. Installment RM1,323/m 35 years.
Will sign S&P this weekend.

1) Besides the RM5000 booking fee and 10% deposit, anything else I have to pay for?
2) How soon do we know our application is approved from DBKL or not?

sure gt alot of own stayers one... but they are not active here i guess... alot owners currently renting house and waiting for VP to move in... VP will be by end of may or early june... i think u need to pay all the amount stated if you really wanto get your key....

For fire insurance, once you provided the relevent proof to the bank that the building already insured under xxx insurance company, the bank will refund you the fire insurance amount.

Only those lazy or didnt bother to update the bank will be charged twice for the same thing.

1. service charges is ur maintenance fees la.... aduhai... alot of condos also term it as service charges whether u like it or not... not related to pre or post GST era...
2. fire insurance... u can communicate with them and show them proof of your fire insurance policy from your bank... i think they can waive it for you...

the due date is for your bank disburse the final payment... otherwise they will charge u late payment interest again....

save interest buy this lo... cincai u saved at least 15k of interest compared to earlier owners....

if u dont really need public transport... this is closer to KL as well actually...

The nearest LRT station for Pandanmas is Lrt Pandan Jaya that come with parking facility. Rm 4 per day.

If u have a bike, free parking if not mistaken.

i think in rumawip case... is the owners themselves maybe also going to bankruptcy soon kot... my fren's unit still renting at 1300 per month... i dont think its hard to rent out....

i think high-rise these days in KL area... hardly will have any significant appreciation no matter whats the price point due to enormous supply in the market... doesnt matter open market or rumawip etc... for mass market products... if u wanna sell within 10 years... i doubt will have any significant gain over the interest you incurred... unless u rented it out at decent rate over the years...

Setapak area have many rumawip option skyawani4, rampai2, JL99 (future not sure true or not) and other in near setapak area. Not sure you can get the rumawip price for open market property within this area (new property). Maybe aset kayarayamas can give you price that is nearly as rumawip for open market but not sure the quality build tho.

Again and again.
My best advice to all wanting to buy lelong property.
DO NOT wait for price drop.
If too cheap will attract many bidders and you end up bidding at above last month or even 2 months ago price.

Here’s another example.
Last month lelong at 270K but nobody interested.
2 months ago lelong at 300K but nobody interested.

Today bid fight from 240K and sold at 315K.

So why waiting?

Yes from lelong market.
No need to meet rumahwip requirement.
But if the unit is bumi lot, bumi lot still apply. Apart from that, anyone can buy from lelong.

I think the lelong never went to 270k before. It was 300k last time around before today auction. Maybe bank purposely reduced it straight to 240k to attract more bidders. And somehow it works! 😅
