This area will be the next booming in next ten years.
It maybe a bit far right now with lack of amenities surrounding.
The nearest and largest mall would be IOI city mall

It is no surprise that first phase with this price range can be sold out within 1 hour.
I believe majority for 1st phase are those surrounding buyer who looking for upgrade or new home.
The challenges for Sime Darby will be how to:-
1) Attract outsider to stay in this area.
2) Plan and develop commercial components.

The entire land size of more than 2,300ac need a very good connectivity and planning in order to be success.
Elmina city with 25km away from PJ area still cannot develop commercial components after 10 ten years. This is something Sime need to look into.

Dont forget. Surrounding still have IOI, Gamuda (Wetland), MCT, Sunsuria, Glomac, PNB, Genting those big developers who holding more than 100ac land...
