Will Sime build noise-barrier wall for perimeter adjacent to the line?

I am looking for this two type actually

If you compare to Warisan Puteri by IOI, the Evira, with land size of 22x75 and build up of 2120sqf at Rm650k before rebates, this Amani at Rm583k (don't take those Rm538k at they are price as such due to the close proximity to ERL track) reflect it's smaller size at 20x70 and smaller build up at 1830sqf.

To me, only the end lots give a much better value buy due to the extra 8ft land.

Overall township development, IOI vs SDP

It is no surprise that first phase with this price range can be sold out within 1 hour.
I believe majority for 1st phase are those surrounding buyer who looking for upgrade or new home.
The challenges for Sime Darby will be how to:-
1) Attract outsider to stay in this area.
2) Plan and develop commercial components.

The entire land size of more than 2,300ac need a very good connectivity and planning in order to be success.
Elmina city with 25km away from PJ area still cannot develop commercial components after 10 ten years. This is something Sime need to look into.

Dont forget. Surrounding still have IOI, Gamuda (Wetland), MCT, Sunsuria, Glomac, PNB, Genting those big developers who holding more than 100ac land...
