Hi guys, how you check if the project is really hot selling? wish to know how many percent it was sold.

If sold >50% only consider safe?

Kindly share any comments.

Own self buy why need to kepoh how many units developer sell ? what do you mean by safe ? you scare abandon project ? then just book late & pay high price or take leftovers units loh...lol

usually sold out before you notice, if you notice first day /soft launch/new launch , then no good, no investors wants

Not really lah ! some unit are internal people only, some reserved partly for internal people, some bought by bulk purchasers, depends ob developer sone insists some unit must be sell to public some don't,.

Many developer deliberately keep some unit to be sold after VP to push secondary market. .

So sell fast doesn't mean good, sell slowly also doesn't mean no good.

Just you think more Vacant unit mean no good but price keep going up..lol

Isnt price the result of supply versus demand?

Possible situation will be demand is falling but supply is shrinking even more, so demand still outnumbers supply even though transactions are lower, causing upward pressure on price.

Under con sales transaction entry cost is alway much much lower than completed property sales transaction. This is why during new launches finish all units within hours or some days but when completed takes more than a year to fully occupied.

very good, how low was the low entry we meant here?

the mass subsales/vacant new properties condos , landed and highrise are btw segments btw 400k to 800k massly, and these buyers just either cant get enought DP's which are 40k to 80k, plus legal fees and etc to own a house maybe 60k to 100k also dun have..

got see how weak are the buying powers outside? that is why the units are left vacant and no buyers right? demand to invest is simple, low entry, freebies alot, with DIBS or no DIBS does not matter, merely no DIBS service few hundred and few thousands once vp..but never thought more cooling measure are in like RPGT, loan DSR 70% and etc..

see what happen to newly vacant properties, cant be sold, and investors pays bills for installments and mainteannce, longer they pay, more their expected profit will cut small , longer it goes, risk of not able to dispose, units getting old, features getting outdated, not to mention new launches are everyweek

OPR increase is expected. But GST effect will be more.
Not to mention next year got 10-15 projects going to release keys. So rental or flipping will be facing problems.

we really thought the same.. yes it is so true, older newly vp projects will lose out, look at recently 2 months vp OUG parklane @ jalan klang lama, it is vp 4600 units plus now selling subsales 390k to 450k only, developers still holding 5% units not able to sell as of today.. that converts to 200-300 units.. that is KL.. outskirt properties will cry

buyers/spenders are keeping/conserving cash for the worse, investors has no choice but to be bound by debts and OPR increase.. either sell off now or wait next cycle after GST effect cools off, could take years... and our country likes to increase GST rates yearly rclxms.gif , super inflation coming

by the time of bubbles, i think he should not able to buy any properties even if drop 20% of the property value coz of inflation & GST if implemented.

opss, seems the herd is here, transaction pretty low, those outskirt , desa coalfields NO2.

buy more please, the property developers, agents are complaining slow down and many loans were rejected, could given them a helping hand please.

guys so confident, holding cheap properties around? 300-400k, of course confident, there are 500k , 700k buyers, how to bubble right?

low transaction but price still up, what kind supply vs demand is this? new syllabus in studies for such pattern..

those treez, rainzz, leafzz, petalszz, many speculators one, high risk, thought grab 700k units from these can flip to 1 million later.. think again, market segments are currently halted at 400k to 800k mass supplies, 1 million must be more buyers..

Just check the developers that listed in Bursa, their new income per quarter are in billions. That's after all the salary paid to all the staffs and board of directors.
A piece of sand brick we buy from hardware shop is rm0.50-0.70 while developer buy in trailer which only cost rm0.10-0.20 including transportation.
And some now are using cement slab as wall, it is even cheaper.
And most of the properties now are made from glasses, so again the cost are lower.

When they are using sold before sell strategy, you can't buy from developer direct, unless it is on outer city center area. When you are looking for it, usually agents will offer you their units which will be much more expensive.

I think cement slab are wrong, should mentioned it as pre fab cement wall.
Comparing to old school brick installing, a pre fab cement wall can reduce the building time by a lot.
If building a 9ft wall using old school method, you need a month to complete a house. But with pre fab wall, you need 1 week to complete 20 houses.
